Job Description

Position Summary

The Construction Projects Manager oversees the full lifecycle of luxury villa construction projects, ensuring they are delivered on schedule, within budget, and at the highest standards of quality and craftsmanship. This role coordinates between clients, consultants, suppliers, and site teams to guarantee smooth execution and premium finishes suitable for high-end residential villas.

Key Responsibilities

1. Villa Project Planning & Design Coordination

Develop detailed project schedules, work programs, and execution plans for villa projects. Review architectural, structural, and MEP drawings to ensure integration and buildability. Coordinate with consultants, designers, and clients on material selections and design details (finishes, joinery, kitchens, pools, landscaping).
2. Construction Execution & Site Management

Oversee daily villa construction works, ensuring alignment with approved drawings and specifications. Monitor subcontractor performance, manpower allocation, and material availability. Ensure all villa elements--structural, MEP, civil, and interior--are executed to luxury standards.
3. Quality Control for High-End Villas

Implement strict QA/QC processes to ensure premium finishing (marble, joinery, gypsum, facade, smart home systems). Conduct regular site inspections and issue NCRs, punch lists, and corrective actions. Maintain quality benchmarks suitable for high-net-worth clients.
4. Cost, Budget & Procurement Management

Prepare detailed budgets for each villa project and track actual vs. planned expenditures. Evaluate and negotiate quotations with suppliers and subcontractors(stone, tiles, joinery, HVAC, landscaping, pools). Approve material submittals and shop drawings.
5. Client, Consultant & Stakeholder Communication

Provide weekly progress updates with clear timelines, risks, and solutions. Lead site meetings with clients, consultants, and internal teams. Address client inquiries quickly while managing expectations professionally.
6. Risk Management & Problem Solving

Identify construction challenges early (design conflicts, delays, supply issues) and propose solutions. Manage authority-related processes (building permits, completion certificate) when applicable.
7. Handover & Close-Out

Oversee testing & commissioning (MEP, smart home, lift systems). Ensure final snagging is completed to luxury villa standards. Deliver complete handover package including warranties, operation manuals, and as-built drawings
Qualifications & Skills

Education & Experience

Bachelor's degree in Civil Engineering, Construction Management, or related field. Minimum 7-10 years of experience in villa construction (luxury villas preferred). Strong experience in finishing works, MEP coordination, and high-end residential detailing.
Technical Skills

Excellent knowledge of villa construction techniques and luxury fit-out materials. Strong understanding of Qatar Construction Standards (QCS) and local authority requirements. Proficiency in MS Project/Primavera, AutoCAD, and general project management tools.
Soft Skills

Strong leadership and team coordination abilities. Excellent communication and client-handling skills. High attention to detail with a passion for quality and craftsmanship. Ability to manage multiple villa projects simultaneously.

Pay: QAR4,000.00 - QAR10,000.00 per month
