Provide a welcoming coordinated function to meet and greet residents, visitors and service providers Coordinate access control with security Awareness and understanding of safe evacuation procedures to minimize security risks Provide information on building policies, community rules and the timings and locations of the building facilities Provide information and direction of the locality of shops, restaurants, services etc. within the local community Provide up to date information of specialized services, Dubai\xe2\x80\x99s attractions, places of interest, events and happenings Provide advice and direction on emergency services such as nearest doctor, dentist, chemist, hospital etc. To pro-actively support concierge operations at site specific locations Constant awareness of surroundings and remain focused at all times Engage at site level with client, customers and general public and to remain calm, confident and polite at all times To remain in contact with supervisor and seek guidance where appropriate Take the necessary direction from site FM management regarding concierge operations and any other tasks as directed by FM management Ensure relevant community rules are completely understood and to communicate violations to their supervisor Ensure that \xe2\x80\x98Lost & found\xe2\x80\x99 items are handed over to security/supervisor as per procedures Comply with all site related procedures and instructions To always be alert for any unusual occurrences and report to supervisor or security Maintain good professional relations with residents, clients, guests and employees Do not leave the reception desk unattended at any time. In case it is required to leave the desk to assist a resident/guest, a placard shall be placed on the desk to inform your unavailability with mention of the immediate contact no. of the security/ BMS office Ensure that elevators, staircases, access doors, fire extinguishers and fire panel board are checked in the lobby and discrepancies are reported immediately. Report all maintenance issues and safety hazards within the area of responsibility to ensure immediate rectification Report all cases of trespassing or suspicious activity to the security department Accept laundry from the residents and keep in the laundry Room for collection by laundry personnel provided the facility is available at the site Handle resident/guest complaints, comments, suggestions and special requests and work to resolve the situation or direct them to the appropriate person or department Health, Safety and Environment (HSE) Take reasonable care of your own Health, Safety & Environment. Take reasonable care for the Health and Safety of anyone who may be affected by their own acts or omissions. Co-operate with your employer (IFMS) to enable the fulfillment of statutory obligations and other IFMS IMS requirements.
