Job Purpose: The Building Foreman (MEP) in facilities/ property management i

s responsible for overseeing Mechanical, Electrical, and Plumbing (MEP) systems within the properties managed. This role involves supervising maintenance and construction activities, ensuring compliance with safety and building codes, and coordinating with various stakeholders to maintain and improve property operations.

Key Roles & Responsibilities:

Supervisory Role:

Lead and supervise the MEP maintenance and repair team, including technicians, tradespeople, and contractors. Assign tasks based on team members' skills and project requirements.

Project Oversight:

Oversee MEP projects related to renovations, upgrades, and new installations in residential, commercial, or mixed-use properties. Ensure projects are completed on time, within budget, and to the highest quality standard

Maintenance Management:

Develop and implement preventive maintenance schedules for all MEP systems (HVAC, plumbing, electrical). Respond promptly to maintenance requests and emergency repairs, ensuring minimal disruption to tenants.

Safety Compliance & Quality Assurance

Enforce safety protocols and maintain a safe working environment for all staff and contractors. Conduct regular safety meetings and training sessions for the MEP team. Ensure all work performed meets local building codes, regulations, and property management standards. Inspect ongoing work and completed projects to verify quality and compliance.

Technical Expertise:

Provide technical assistance and guidance on MEP systems to team members and management. Stay updated on industry trends, technologies, and best practices related to MEP systems. Report regularly on MEP activities, including progress, issues, and resolutions. Maintain accurate records of maintenance activities, including work orders, inspections, and repairs. Ensure all necessary permits and documents are obtained for MEP work.

Tenant Relations:

Foster positive relationships with tenants by addressing concerns related to MEP issues in a timely and professional manner. Communicate proactively about scheduled maintenance or potential outages.

Qualifications and Certifications

Higher Diploma /Bachelor Degree in mechanical engineering,

or related field preferred. Relevant certifications (e.g., HVAC, electrical, plumbing, MEP) are highly desirable.

Work Experience

Minimum of 5 years of experience in MEP systems, with at least 2 years in a supervisory or foreman role, preferably in facilities/property management.

Required Technical Skills & Attributes

Strong understanding of building codes, regulations, and industry standards. Excellent leadership, communication, and interpersonal skills. Proficient in project management and problem-solving. Familiarity with property management software is a plus.

Job Type: Full-time

Pay: AED2,000.00 - AED5,000.00 per month
