JD Job Title: Asset Management - Associate

Reports To: Head of Asset Management MENA

Job Summary: We are seeking an experienced and highly skilled Associate to join our Consultancy Services team.

As an Associate, you will play a crucial role in providing comprehensive oversight to the team directing the standards, financial analysis, strategic insights, and advisory services to optimize the performance of client portfolios. You will work closely with JLL MENA and Global teams and respective SME\xe2\x80\x99s.

Key Responsibilities:

Set Up AM Division Support:
  • HoD support: Supporting the Head of Dept in any business-related capacity.
  • Support in the set up a suite of documents from Pitch, proposal to award and close out.
  • Manage the catalogue of studies on standards and tech solutions that impact the cost of operations.
  • Support in the pitch, RFP, process. Each project will be assigned a lead at award.
  • Manage regional regulatory requirements and industry best practice and impact on performance.
  • Attend Events, and travel to site to participate in workshops or presentations or meetings on awarded assignments as per contract.
Project Scope of Works:
  • AM team support: Supporting the AM team to deliver quality standards of work to clients.
  • Proposals and business development: drafting responses to RFPs and supporting in presentation to clients.
  • Strategy: drafting and implementing strategic asset management plans, annual asset management (business) plans, lifecycle planning, performance metrics, KPIs, reporting metrics, Operating model and functions development, stakeholder engagement analysis.
  • Gap Analysis and Road-mapping: conducting and drafting reports on existing state and gap analysis and target operating models and functions, with strategic roadmap and implementation planning.
  • Asset optimization: drafting and implementing asset optimization strategies, guidance and initiatives, including re-development, refurbishment (with focus on asset recycling), cost, revenue, EBITDA margin, yield optimization.
  • Due diligence, data management and reporting: documenting, analysis and subsequent reporting of asset / portfolio data for strategic asset management advice, including portfolio composition, financial performance, operational service delivery.
  • Asset inspection: conducting site visits and non-technical asset inspections.
  • Policies and procedures: drafting and implementing policies, procedures and processes, guidance notes, DoAs, SLAs and templates related to strategic asset management and to the internal department.
  • Digital innovation: developing and implementing digital strategies, internally and on behalf of clients.
  • ESG and lifecycle approach to AM: drafting and implementing asset-related sustainability and ESG strategies, including materiality assessment, and ensuring ESG principles are integrated via strategies, policies, procedures, and all activities and that a full lifecycle approach is adopted.
  • Stakeholder management: bbuilding and managing relationships with internal and external stakeholders, professional bodies and other third parties to maintain an awareness of best practice and up-to-date market data and to build strategic partnerships and identify synergistic opportunities.
  • Market intelligence: building internal research database, including benchmarking, key legislation / regulation.
Development of the AM division:
  • Training and mentorship: drafting and implementing training and development plans for in-house teams and for clients as required.
  • Thought leadership: drafting case studies and research related to any strategic asset management-related activities, trends and opportunities.
Qualifications and Skills:

Bachelor\'s degree in Finance, Real Estate, Economics, or related field. Master\'s degree is preferred.

Minimum of 10-12 years of experience in financial analysis, portfolio management, or related roles within the real estate both public and private sectors.

Strong financial modeling and analytical skills. Proficiency in using Excel, various software\xe2\x80\x99s for analysis.

Excellent knowledge of real estate finance, investment analysis, and valuation techniques, with a proven track record of successful portfolio optimization.

Solid understanding of market dynamics, industry trends, and economic indicators relevant to RE investments.

Experience in conducting due diligence and evaluating investment opportunities.

Excellent communication and presentation skills to effectively convey complex financial concepts and insights to clients and stakeholders.

Strong organizational skills with the ability to manage multiple projects and deadlines.

Demonstrated ability to work independently and collaboratively in a team-oriented environment.
