The Role of Vice President, Residential Property Management and Operations - EMEA:
We currently have an opportunity for a Vice President, Residential Property Management and Operations EMEA, to join our Four Seasons Corporate Office team in Dubai!
This role reports to the Senior Vice President Residential Operations and will be responsible for providing support and advisory for both existing operations and new Residential projects.
You will have accountability for supporting the existing Residential properties from a property management, financial, legal agreement compliance, and operational oversight perspective. On new projects and openings, this position will work with developer partners and various disciplines within the company who are involved with developing future projects.
As Vice President, Residential Property Management Operations you will lead, support, advise and consult on the Property Management Operations considerations across the Residential Product Lifecycle in the Design and Build, Pre-Opening, Post Opening and Operating phases, to ensure the efficient and effective operation of the Residential function for mixed use Residential projects within the EMEA region.
You will also lead and be in charge of all Stand-Alone Residential projects in EMEA across the Residential Product Lifecycle in the Design and Build, Pre-Opening, Post Opening and Operating phase.
This role consists of 60% Property Management, 30% Operations and 10% Business/Finance, and supports existing projects and new projects in the pipeline.
Your key responsibilities will include:
Design and Build / Pre-Opening / Post Openings \xe2\x80\x93 EMEA
New project transition planning and oversight
Pre-opening operations / Pre-Opening budgets - set up and training
New Director of Residences training and development
Homeowners Association transition and management - Developer to Homeowners Association
Establish opening operating criteria
Review and provide input on legal structure
Implementation of Governing Documents and follow legal structure
Work with Developer and Developer\xe2\x80\x99s budget consultant on HOA Budget/carrying cost build [Build out sell out, Stub year and Pre-Opening Budgets]
Existing & Open Residential Projects in transition phase up to 24 months after opening \xe2\x80\x93 EMEA
Provide operational support, leadership, and guidance to Directors of Residences
Review of all carrying costs and capital plans
Support regional rollout of all global initiatives developed by Corporate Residential
Property operational reviews and evaluations
Existing property compliance to legal documents
Evolve Residential services
Support recruitment & succession planning for Directors of Residences
Ensure adequate and effective Homeowner communication platforms are established by the General Manager and Director of Residences
Lead and in charge of all Stand-Alone Residential projects in EMEA
Provide strategic leadership and management for all aspects of the residential operation with a particular focus on 8 key residential priorities:

Residential Property Management \xe2\x80\x93 EMEA
Participate in the development of Residential Homeowners Associations (\xe2\x80\x9cHOA\xe2\x80\x9d or equivalent) operating governance and budgets for new residential developments
Review all matters of the project governing documents and related management agreements to ensure all operating and financial terms are clear and can be practically managed.
Provide a handover guide/reference to pre-opening team regarding the rationale and references used in the prospectus budget
Support and assist with HOA set up and provide Operations and Property Management subject matter input on the process
Work with DOR on the local Property Management and licensing requirements
Our Ideal Vice President, Residential Property Management and Operations - EMEA candidate will have:
Professional property management training with an organisation such as the Institute of Real Estate Management (IREM) or equivalent, an education qualification focused on Accounting / Finance / Real Estate Finance / Business and have 7 \xe2\x80\x93 10 years of related experience in Property Management / Finance / Operations roles in Hotels and integrated mixed-use projects.
Strong property management, asset management, accounting, and finance knowledge, working technical knowledge of generally accepted accounting principles and Residential specific accounting practices in EMEA. Regional knowledge on Property Management principles and concepts, understanding of real estate economics, development process and operations, general knowledge of labour and property management/real estate legal matters and a good understanding of the hotel market, particularly the luxury segment.
