Commercial manager is responsible for the budget and keep on top of all the costs involved in construction projects. He sources the services and resources needed, and negotiating costs. He oversees projects and monitor plans to ensure deadlines are met, projects stay within budget and work is up to standard.
Taking responsibility for the financial management of projects
Budgeting for the projects
Estimating material, labor, or construction costs for budget preparation
Oversee and direct construction projects from conception to completion
Review the project in-depth to schedule deliverables and estimate costs
Negotiate terms of agreements, draft contracts and obtain permits and licenses
Overseeing all onsite and offsite constructions to monitor compliance with building and safety regulations
Reviewing contractors invoices.
Reviewing quantities compliance sheet between client & subcontractors invoices.
Coordinate and direct construction contractors
Select tools, materials and equipment and track inventory
Meet contractual conditions of performance
Review the work progress on daily basis
Prepare internal and external reports pertaining to job status
Plan ahead to prevent problems and resolve any emerging ones
Analyze, manage and mitigate risks
Ensure quality construction standards and the use of proper construction techniques
Strategically expanding, preserving or improving company procedures, standards or policies
Adhering to regulatory guidelines.
Resolving contractual and commercial problems
Risk assessment
Discovering areas that are not in-keeping with regulation practices
Reviewing/developing operational process flows
Overseeing financial KPIs
Ensuring that all stakeholders understand and adhere to contractual obligations
Ensuring that the financial aspects and impact of a contract are clear to all parties
Management/mentoring/training of other Quantity Surveyors
Job Requirements:
BS degree in construction management, Civil or Architecture
Proven working experience in construction management
Experience in both Construction and Owner Side
Experience in Budgeting, Cost Estimation, Contracts and Procurement
Very good computer skills such as AutoCAD, and Primavera.
Very good in MS office.
Advanced knowledge of construction management processes, means and methods
Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
Understanding of all facets of the construction process
Familiarity with construction management software packages
Competent in conflict and crisis management
