Role Summary

Senior Quantity Surveyor / Commercial Manager responsible for full commercial and procurement delivery of high-end retail / luxury fit-out projects across the GCC. The role requires strong capability in package strategy, subcontractor sourcing, tendering, contracting, and cost control on fast-track, multi-package projects.

Key Responsibilities

Develop and implement

procurement and package strategies

for retail fit-out works (MEP, finishes, facade interfaces, FF&E, and specialist systems). Source, prequalify, tender, negotiate, and onboard

subcontractors and suppliers across GCC markets

. Prepare tender documentation, BoQs, bid evaluations, commercial comparisons, and award recommendations. Draft and administer subcontract agreements, including payments, bonds, variations, LADs, warranties, and final accounts. Lead

cost planning, cost reporting, cashflow forecasting

, and change/variation control. Manage scope clarity and interfaces between base build, fit-out, landlord works, and specialist vendors. Provide clear commercial reporting and risk assessments to senior management and client stakeholders.

Requirements

10-15 years' experience (8-12 if exceptional) in

luxury retail / flagship / mall / high-end fit-out projects

. Proven

GCC market experience

with strong subcontractor and supplier sourcing capability. Demonstrated success on fast-track, multi-package projects with international brand standards. Strong knowledge of

FIDIC-based contracting and regional commercial practices

. Advanced Excel skills; experience with CostX/Bluebeam/PlanSwift and Aconex/Procore/Asite. Strong negotiation, analytical, and stakeholder management skills.

Highly Desirable

Department store or luxury brand fit-out experience. Strong understanding of high-spec finishes, mockups, FF&E coordination, and complex site logistics.
