Senior Accountant for Real Estate Developer

Key Responsibilities

Track and report costs related to real estate projects (land acquisition, construction, design, legal, etc.). Prepare monthly, quarterly, and annual financial statements. Ensure compliance with local accounting standards (e.g., IFRS or GAAP). Consolidate accounts for multiple subsidiaries or project entities. Handle revenue recognition based on construction progress, handover of units, or sales milestones (e.g., % of completion method). Coordinate with the sales and legal teams to track property sales contracts and payment schedules. Oversee vendor payments related to construction, consultants, and other suppliers. Manage collections from buyers, tenants, or investors. Coordinate with external auditors and prepare audit schedules. Ensure tax compliance (VAT, corporate tax, etc.). Maintain internal controls and support risk assessments. Monitor company cash flow, particularly in relation to project timelines. Forecast funding needs and support financing decisions (e.g., bank loans, investor funding). Work with legal, leasing, sales, development, and construction departments. Provide financial insights to support business decisions and strategy. Ensure accurate allocation of costs to individual properties or development phases. Monitor project budgets and compare them with actual expenses. Work closely with project managers to manage cost overruns or budget issues.

Qualifications

Education & Certification:

Bachelor's degree in Accounting, Finance, or a related field. Certified Public Accountant (CPA) is a plus

Experience:

Minimum of 5 years of accounting experience, with a focus on real estate. Proven experience in lease accounting, financial reporting, and budget management within the property leasing sector.

Skills & Competencies:

Strong analytical skills with the ability to interpret complex financial data. High attention to detail and a commitment to accuracy. Excellent communication and interpersonal skills, with the ability to work effectively with cross-functional teams. Proficiency in Microsoft Office Suite, particularly Excel, and experience with financial modeling.
