Job Title: Specification Manager- Developer Responsibilities

Review and maintain project type-specific technical specifications for materials, finishes, and building components. Ensure specifications are aligned with design intent, brand standards, sustainability requirements, and local regulations. Continuously update material libraries and technical documentation to reflect the latest industry trends and innovations. Coordination with Design & Procurement Teams. Work closely with architects, interior designers, and MEP engineers to establish standard specifications for all development projects. Assist the procurement team in selecting materials, ensuring compliance with performance and cost objectives. Conduct comparative analysis of materials and suppliers to optimize quality and value. Ensure all specified materials comply with Municipality requirements like Trakhees, Estidama, LEED, and other local/international building codes and sustainability standards. Liaise with Consultants, authorities, and third-party certifiers to obtain necessary approvals for specified materials. Evaluate and approve suppliers and manufacturers based on quality, durability, and cost-effectiveness. Conduct periodic assessments of vendor performance and compliance with specifications. Maintain an up-to-date database of approved suppliers, product data sheets, and warranties. Conduct site inspections and audits to ensure adherence to material specifications. Provide technical support to construction and project management teams regarding material applications, Tender Queries, and Requests for Information. Implement and manage a digital specification system to streamline material selection and documentation. Introduce BIM integration for specifications to ensure seamless collaboration between design and construction teams. Research and introduce new materials and technologies that enhance sustainability and efficiency. Support the developeraEUR(TM)s ESG (Environmental, Social, and Governance) goals by specifying low-carbon, energy-efficient, and eco-friendly materials. Qualifications & Experience

Education: BacheloraEUR(TM)s or MasteraEUR(TM)s degree in Architecture, Interior Design, Civil Engineering, or related field. Experience: 10-15 years of experience in material specification management, with at least 5 years in real estate development. Software Proficiency: MS Office, AutoCAD, Revit (for specification integration), BIM 360, and specification platforms like NBS Chorus or SpecLink. Certifications (Preferred): PMP (Project Management Professional) is an advantage. Strong technical knowledge of construction materials, finishes, and sustainability standards. Excellent attention to detail and ability to analyze and compare materials for performance and cost. Effective stakeholder management, working with designers, suppliers, and contractors. Strong problem-solving and negotiation skills. Ability to drive innovation in material selection and sustainability practices. Seniority Level
