Job Summary
We are seeking a highly skilled and motivated Senior Site Architect with extensive experience in mass villa residential projects. The ideal candidate will be the key architectural representative on-site, responsible for overseeing the construction phase to ensure the design intent is faithfully executed to the highest standards of quality, functionality, and aesthetics. You will act as the crucial link between the design office, the client, and the contracting team, resolving issues promptly and ensuring project delivery on time and within budget.
Key Responsibilities
1. On-Site Supervision & Quality Control:

• Serve as the primary architectural authority on the construction site for large-scale villa communities.
• Conduct daily site inspections to monitor workmanship, materials, and compliance with approved drawings, specifications, and relevant authorities' regulations (e.g., DM, DDA, ADM).
• Identify, document, and report any discrepancies, non-conformities, or defects and ensure corrective actions are implemented.
• Review and approve material samples, mock-ups, and finishing schedules submitted by contractors.

2. Design Interpretation & Technical Resolution:

• Interpret complex architectural and engineering drawings for the site team and subcontractors.
• Provide practical and timely technical solutions to unforeseen site issues and clashes without compromising design integrity, budget, or schedule.
• Review and process Contractor's shop drawings, material submittals, and RFIs (Requests for Information).

3. Coordination & Liaison:

• Coordinate effectively with the Project Manager, Consultants (Structural, MEP, Landscape), Contractors, and Subcontractors to ensure seamless project execution.
• Lead regular site coordination meetings to address architectural aspects and ensure all disciplines are aligned.
• Liaise with local authorities and third-party inspectors as required for approvals and inspections.

4. Documentation & Reporting:

• Maintain meticulous site records, including daily logs, inspection reports, progress photos, and as-built documentation.
• Prepare weekly and monthly progress reports for management, highlighting architectural milestones, issues, and risks.

5. Compliance & Safety:

• Ensure all architectural works adhere to UAE building codes, health and safety regulations, and sustainability standards (e.g., Estidama, LEED).
• Promote a culture of safety on-site by identifying and reporting potential hazards.

Qualifications & Experience

• Bachelor's Degree in Architecture from an accredited university. A Master's degree is a plus.
• Must be eligible for UAE Society of Engineers membership and relevant authority approvals.
• A minimum of 10 years of post-graduate experience, with at least 5 years in a senior site-based role within the UAE or GCC region.
• Proven track record of successfully delivering at least two large-scale mass villa residential projects from ground-breaking to handover.
• In-depth knowledge of construction methodologies, materials, and finishes specific to high-end residential projects.

Technical Skills & Competencies

• Software Proficiency: Expert in AutoCAD; strong working knowledge of Revit, BIM 360, MS Project, and the MS Office Suite. BIM experience is highly desirable.
• Technical Knowledge: Thorough understanding of UAE building codes, standards, and authority submission procedures.
• Construction Detailing: Exceptional ability to understand and critique construction details and resolve on-site technical challenges.
• Project Management: Strong understanding of project scheduling, budgeting, and quality control processes.
• Language Skills: Fluency in English is essential. Knowledge of Arabic is an advantage.
