Residential Villas Maintenance Projects - Al Ain / Abu Dhabi

We are looking for a highly skilled Senior Accountant / Cost Controller with solid experience in managing the financial and cost structure of residential villa maintenance projects.

The ideal candidate will be responsible for leading the accounting cycle, organizing project expenses, tracking costs accurately, and providing clear financial visibility for each villa.

Key Responsibilities

:

Project Accounting & Cost Management

Prepare detailed cost breakdowns for each villa (materials, labor, subcontractors, daily purchases). Track actual costs vs. estimated costs and report deviations. Generate profitability reports for each villa and ongoing projects. Manage cash flow updates and financial forecasting.

Payments & Procurement

Handle supplier invoices, purchase orders, petty cash, and daily expenses. Validate pricing, control spending, and ensure cost efficiency. Coordinate with site teams to verify completed works before payment release.

General Accounting

Record all accounting entries (AP, AR, general ledger, petty cash). Prepare monthly financial statements, reconciliations, and VAT submissions. Maintain organized project files with accurate cost documentation.

Requirements

:

6-10 years UAE experience in villa maintenance or similar field. Strong understanding of costing, BOQs, and project expense control. Excellent Excel and ERP/accounting software skills. Strong analytical mindset and ability to work independently. Immediate joiners are preferred.
