The Real Estate Compliance cum Account Manager is responsible for ensuring end-to-end compliance across
buy and sale transactions
, real estate operations,
off-plan and WIP assets
, monthly financial closing, and client account management. The role requires close coordination with legal, finance, sales, and project teams to ensure regulatory adherence, accurate financial tracking, and transparent reporting.
Key ResponsibilitiesBuy & Sale Compliance (Primary Responsibility)
Ensure full compliance for
property purchase and sale transactions
, including ready, off-plan, and secondary market properties.
Review, verify, and coordinate
Sale & Purchase Agreements (SPAs)
, MOUs, transfer documents, and related legal paperwork.
Ensure compliance with regulatory authority requirements (e.g., RERA, land department, escrow rules).
Coordinate with brokers, developers, legal teams, and government authorities for transaction approvals, registrations, and transfers.
Track transaction milestones including
booking, deposits, transfers, handover, and title deed issuance
.
Maintain complete and auditable records of buy and sale transactions.
Compliance & Regulatory Management
Ensure ongoing compliance with real estate laws, tenancy regulations, off-plan project rules, escrow requirements, and AML/KYC standards.
Monitor regulatory updates and implement changes across buy, sale, leasing, and project operations.
Liaise with auditors, legal advisors, and authorities for inspections, renewals, and filings.
Maintain statutory registers, licenses, approvals, and compliance documentation.
Account & Client Management
Manage accounts for buyers, sellers, landlords, tenants, investors, and developers.
Act as a single point of contact for clients on compliance, transactional, and account-related matters.
Address client and investor queries related to
sale proceeds, purchase payments, escrow balances, and statements
.
Handle escalations and ensure timely resolution.
Financial Management, Off-Plan & WIP Tracking, and Monthly Closing
Track
buy and sale payments
, including booking amounts, installments, commissions, fees, and final settlements.
Manage escrow inflows and outflows in line with regulatory requirements.
Monitor
off-plan projects and WIP assets
, including:
o Construction costs, budgets, and certifications
o Contractor, consultant, and supplier payments
o Capitalization of WIP costs
Perform
monthly financial closing
, including:
o Reconciliation of client, escrow, project, and general ledger accounts
o Review of revenue recognition and cost allocations
o Timely month-end closure for completed, off-plan, and WIP assets
Reporting & Documentation
Prepare
transaction compliance reports
, WIP/project reports, and monthly closing summaries for management.
Generate buyer, seller, and investor statements showing payment status and outstanding balances.
Maintain secure and organized records of SPAs, title deeds, payment plans, invoices, and approvals.
Support internal and external audits related to buy/sale transactions and project accounting.
Systems & Process Management
Use ERP, CRM, PMS, and project accounting systems to manage buy/sale transactions, compliance, and financial tracking.
Ensure data accuracy and integrity across systems.
Identify control gaps and recommend process improvements to strengthen transaction and payment compliance.
Qualifications & Experience
Bachelor's degree in
Accounting, Finance, Business Administration, Law, or Real Estate Management
.
5-10 years of experience in
real estate compliance, transaction management, or property accounting
, including buy & sale transactions.
Strong knowledge of
sale & purchase compliance, off-plan regulations, escrow rules, and project accounting
.
Proven experience in monthly closing and financial reconciliations.
Skills & Competencies
Expertise in
buy and sale transaction compliance

Strong understanding of off-plan and WIP asset accounting.
Excellent month-end closing and reporting capabilities.
High attention to detail, risk awareness, and documentation skills.
Strong coordination, negotiation, and stakeholder management skills.
