Job Title: Quantity Surveyor / Joinery & Interior Fit-Out Estimator

Purpose:

The Quantity Surveyor/Estimator is responsible for managing all costs related to interior fit-out projects, with a strong focus on joinery, woodwork, and decorative elements. This includes preparing accurate cost estimates, quantity take-offs, managing budgets, and ensuring commercial success from the initial concept through to final account settlement.

Key Responsibilities:

Cost Estimation & Budgeting: Prepare detailed and accurate cost estimates, Bills of Quantities (BOQs), and material take-offs for all interior fit-out elements, specifically joinery, custom woodwork, wall coverings, and decorative finishes. Analyze architectural drawings, specifications, and scope of work to determine material, labor, and equipment requirements. Develop and maintain a comprehensive database of current market rates for materials and labor (including specialized wood types and decorative finishes). Procurement & Negotiation: Source, evaluate, and negotiate competitive pricing with suppliers and subcontractors for joinery, wood, and other fit-out works. Prepare tender and contract documents. Commercial Management: Monitor and control project costs, tracking expenditure against the approved budget. Identify, quantify, and cost variations and claims (Change Orders) during the project lifecycle. Prepare interim valuations and final accounts for client billing. Coordination & Compliance: Collaborate closely with design teams, Project Managers, and site teams to ensure cost efficiency and compliance with design specifications and quality standards. Conduct site measurements and inspections to verify work progress and material usage.
Required Qualifications & Skills:

Education: Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field. Experience: Proven experience in Quantity Surveying or Estimating, specifically within the Interior Fit-Out and Joinery/Woodwork sectors. Technical Skills: Proficiency in reading and interpreting architectural and joinery shop drawings. Expert knowledge of wood types, decorative materials, and fit-out construction methods. Strong proficiency in MS Excel and estimation software. AutoCAD . Core Competencies: Strong numerical, analytical, and negotiation skills. Excellent attention to detail.
