Quantity Surveyor - 5* Luxury Villas**

We are looking for an experienced Quantity Surveyor with specific experience in pre and post-contract works for high-end, bespoke luxury villa projects. The candidate will be responsible for managing all costs related to the project to ensure it is completed within budget.
Key Responsibilities:

• Pre-Contract: Prepare accurate cost estimates, BOQs, and tender documents. Analyze subcontractor quotations and assist in the preparation of tender submissions.
• Post-Contract: Administer the main contract and subcontracts. Process interim payment applications, variations, and final accounts.
• Conduct cost control and reporting, providing regular financial updates to project managers.
• Perform site measurements and valuations of work-in-progress.
• Manage and negotiate variation orders and claims.
• Liaise with clients, consultants, and subcontractors on all commercial matters.
• Ensure all financial documentation is accurate and maintained.

Qualifications & Experience:

• Minimum of 5-8 years of QS experience, with a proven track record on high-value luxury villa or palatial residential projects in the UAE.
• Must have extensive experience in both pre and post-contract phases.
• Strong knowledge of construction techniques and costs associated with high-end finishes.
• Proficient in standard QS software and MS Office, particularly Excel.
• Professionally qualified (e.g., RICS, CIOB) or holding a Bachelor's degree in Quantity Surveying or Civil Engineering.
