ROLE OVERVIEW
We are seeking an experienced and highly organised Property Operations Executive / Short-Term Rental Operations Manager to take full ownership of the day-to-day operational management of our holiday home portfolio.
This is a senior operational role. The successful candidate must be capable of managing operations independently, coordinating multiple stakeholders, enforcing standards, and ensuring properties are consistently guest-ready, compliant, and revenue-optimised.
This role is not suitable for junior candidates, assistants, or individuals requiring close supervision.
KEY RESPONSIBILITIES
Property & Listing Management
- Create, optimise, and manage listings across Airbnb, Booking.com, and other OTA platforms
- Ensure listings are accurate, professional, compliant, and conversion-focused
- Coordinate professional photography, descriptions, amenities, and seasonal updates
- Maintain pricing accuracy, availability, house rules, and regulatory requirements
Bookings, Revenue & Performance Management
- Manage daily bookings, cancellations, modifications, and availability
- Implement and manage pricing strategies, including dynamic pricing where applicable
- Monitor occupancy rates, ADR, RevPAR, and booking performance
- Ensure fast, professional response times to all guest enquiries
Guest Experience & Service Delivery
- Manage guest communication before arrival, during stay, and post check-out
- Coordinate smooth check-in and check-out procedures
- Handle guest complaints, service failures, and emergencies professionally
- Maintain high guest satisfaction scores and positive reviews
Housekeeping, Maintenance & Asset Care
- Manage housekeeping schedules and quality control
- Coordinate maintenance works, repairs, and inspections
- Ensure properties meet brand standards at all times
- Track consumables, linen, keys, access devices, and inventory
- Proactively identify and resolve operational risks
Compliance, Reporting & Process Control
- Ensure full compliance with Dubai holiday home regulations
- Maintain operational records, SOPs, checklists, and schedules
- Report operational performance, issues, and improvement opportunities
- Support process improvements and scaling initiatives
REQUIRED EXPERIENCE & QUALIFICATIONS
- Minimum 3 years proven experience in short-term rental or holiday home operations
- Strong operational knowledge of Airbnb, Booking.com, and OTA dashboards
- Experience using PMS and channel management systems
- Working knowledge of Dubai holiday home regulations
- Excellent spoken and written English (Arabic is an advantage)
- Highly organised, structured, and detail-oriented
- Strong sense of ownership, accountability, and reliability
- Ability to manage multiple properties independently
- Professional guest handling and problem-solving skills
