Job Description
We are seeking a highly motivated and experienced Property Manager to oversee the management of our Residential Buildings. The Manager will be responsible for ensuring the smooth operation of the property, including maintenance, security, vendor management, space planning, environmental sustainability, tenant relations, financial management, etc *** Experience in UAE Property management is mandatory*** Responsibilities:
- Ensuring the building is well-maintained and meets all safety requirements
- Ensuring that the building\'s systems, such as HVAC, plumbing, electrical, and mechanical systems, are functioning correctly and efficiently
- Registering all the units, in the Ejari system and making Ejari contracts once the units are leased.
- Oversee the work of contractors and service providers who perform maintenance, repairs, and other tasks
- Ensuring the safety and security of the occupants, as well as the building and its assets.
- Respond to tenant complaints and resolve issues in a timely and professional manner
- Prepare tenancy contracts & documents for all leases and maintaining an appropriate filing system.
- Maintain financial records, including rent collection and bill payments
- Ensuring that managed properties are updated in the Property Management System (CRM)
- Frequently establishing rental rate between the owner and the tenant by surveying market average.
- Advise landlords and obtain approvals on any property enhancements and maintenance works.
- Must develop and manage budgets for the facility, including maintenance, repairs, and upgrades.
- Monitor occupancy and vacancies to ensure maximum rental and let the company know
- Develop and maintain positive relationships with tenants, contractors, and vendors
- Responsible for ensuring that the building is operated in an environmentally sustainable way, minimizing waste and energy use
- Bachelor\'s degree in Business Administration, Real Estate Management, or related field
- Proven UAE experience in facility management, with a track record of success
- Knowledge of building maintenance and safety requirements
- Strong communication and interpersonal skills
- Ability to manage multiple tasks and prioritize effectively
- Proficiency in Microsoft Office and property management software
- Must have English Language Proficiency, Arabic is plus
