is responsible for overseeing the daily operations of real estate properties, which can include residential, commercial, or mixed-use buildings, maintaining high occupancy rates, and delivering exceptional tenant satisfaction. This role includes managing tenant inquiries, coordinating property maintenance, and ensuring compliance with Dubai's property regulations.
Key Responsibilities:
Strategy Formulation
Collaborate with leadership to align property strategies with overall corporate goals.
Responsible to convert strategic direction into actionable plans for property operations, ensuring 100% alignment of property objectives with corporate goals and submission of comprehensive quarterly property performance reports.
Tenant Management
Oversee tenant inquiries, property viewing, tenant screening, and application processing to ensure smooth leasing operations.
Address tenant issues promptly, maintaining a high level of tenant satisfaction and retention.
Build and maintain positive tenant relationships to promote long-term occupancy, ensuring tenant satisfaction scores meet or exceed target levels and all complaints are resolved within defined service level agreements (SLAs).
Lease Administration
Maintain an up-to-date lease expiry calendar and initiate renewals at least 100 days prior to expiry. Assist in lease signing, renewals, and enforcement of lease terms while ensuring all records are accurately maintained in the Yardi system and fully compliant with company policies.
Ensure renewal initiation timelines are met and lease processing times remain within target limits, coordinate move-ins and move-outs.
Negotiate lease terms and prepare agreements, ensuring compliance with company policies and local regulations.
Coordinate effectively between Property Management and other departments to facilitate seamless communication and workflow.
Oversee the maintenance and administration of property-related documentation and systems
Ensure consistent oversight of customer care support via the Genesis system to maximize operational efficiency.
Rent Collection & Payment Automation
Automate payment reminders and follow-ups to ensure 100% timely notification and collection tracking.
Coordinate with legal team for overdue collections.
Monitor and report weekly collection performance.
Continuous Improvement
Provide input and recommend continuous improvement as per leading practices and changes in the business environment which demand proactive action plans.
Support digital transformation initiatives to ensure 100% adoption of property management software and completion of regular system usage audits.
Marketing and Leasing
Contributing to developing leasing strategies to maintain high occupancy rates and minimize vacancies across properties.
Market vacant units through online listings, open houses, and partnerships to attract qualified tenants
Engage brokers and follow up with leads within 24 hours.
Legal Compliance
Ensure full compliance with UAE property laws, health, and safety standards, maintaining zero compliance.
Ensure all properties comply with UAE housing and property regulations, including health and safety standards.
Respond promptly to emergencies and coordinate corrective actions to ensure all responses are completed within defined service level agreements (SLAs).
Qualifications and Certifications
Bachelor's degree in Property Management, Business Administration, Finance or related field.
Knowledge of property management software (Yardi preferred).
Work Experience:
Minimum of 4 years of experience in property management or leasing operations.
