We are seeking a detail-oriented Property cum Leasing Admin to lead the seamless operation of our diverse property portfolio. In this role, you won't just manage buildings; you'll be the primary driver of operational excellence. From cultivating tenant loyalty to optimizing rental yields and overseeing strategic budgeting, you will play a pivotal role in protecting and growing our real estate assets.
Qualifications:
1. Operations & Asset Preservation
Portfolio Oversight: Manage and maintain a diverse portfolio of residential and commercial properties, ensuring they meet the highest quality standards.
Proactive Maintenance: Conduct regular site inspections to identify and resolve issues before they escalate, preserving the long-term value of the assets.
Compliance & Safety: Serve as the guardian of property standards, ensuring all units comply with local housing regulations and safety codes.
2 . Tenant Relations & Experience
Communications Lead: Act as the primary point of contact, resolving tenant inquiries and maintenance requests with a focus on professional, "white-glove" service.
Lifecycle Management: Oversee the entire tenant journey, from seamless move-in orientations to meticulous move- out inspections and documentation.
Conflict Resolution: Handle sensitive situations and tenant concerns with diplomacy to maintain high retention rates and a positive community reputation.
3. Leasing & Strategic Marketing
Market Analysis: Conduct ongoing research into local pricing trends and competitor listings to ensure our portfolio remains competitive and profitable.
Lead Generation: Develop and execute creative marketing strategies to advertise vacancies and attract high-quality prospective tenants.
Tenant Vetting: Manage the full recruitment cycle, including rigorous background screening, application approvals, and the execution of legally sound lease agreements.
4. Financial Management & Reporting
Revenue Optimization: Drive the company's bottom line through efficient rent collection and the proactive management of delinquent accounts.
Data-Driven Reporting: Prepare and present comprehensive performance reports to management, offering insights into occupancy rates and financial health.
Qualifications & Expertise:
Experience:
3-5 years of proven success in property management
or real estate operations.
Education: Bachelor's degree in Business, Real Estate, or a related field (equivalent industry experience will be highly valued).
Regulatory Knowledge: Deep understanding of local housing laws, safety standards, and compliance regulations.
Technical Proficiency: Expert-level command of property management software and the Microsoft Office Suite.
Communication: Exceptional interpersonal skills with the ability to negotiate effectively and maintain professional relationships with tenants, vendors, and stakeholders.
Strategic Problem-Solving: Ability to remain calm under pressure and make sound, data-driven decisions during property emergencies.
Meticulous Organization: A high degree of accuracy in lease administration, document management, and transaction coordination.
Operational Autonomy: A self-starter who thrives in a fast-paced environment and can manage multiple properties without constant supervision.
