Quantity Surveyor - Post Contract (Contracts & Billing)
is responsible for managing all post-contract commercial activities of ongoing projects. This includes measurement, valuation, billing, subcontractor certification, variation analysis, cost control, forecasting, and contractual correspondence. The role ensures accurate financial tracking, timely payment processes, and adherence to contract terms. The QS will coordinate closely with project teams, subcontractors, and clients to maintain commercial accuracy and support smooth project delivery.
KEY RESPONSIBILITIES
Measurement & Valuation
Perform detailed measurements of completed MEP and civil works based on drawings and site progress.
Prepare monthly Interim Payment Applications (IPA) for submission to the Client/Consultant.
Maintain accurate quantity records and progress measurement sheets.
Variations & Claims
Identify variations and changes from drawings, RFIs, site instructions, and contract documents.
Prepare and submit variation cost proposals with proper back-up documentation.
Assist in preparing claims for Extension of Time, prolongation, or additional costs.
Contract Administration
Review contract terms, conditions, and obligations to ensure compliance.
Maintain contractual communications, notices, and records.
Respond to contractual correspondence and queries from client teams.
Cost Control & Reporting
Monitor project costs against budget and forecast final values and margins.
Prepare monthly commercial reports, cost-to-complete analysis, and financial dashboards.
Track subcontractor performance, cost commitments, and liabilities.
Subcontractor Billing
Review subcontractor payment applications as per certified progress.
Prepare Payment Certificates based on measurement and approved rates.
Ensure contractual compliance before processing payments.
Documentation & Records
Maintain complete commercial files including BOQ updates, measurement sheets, variation logs, payment records, and correspondence.
Ensure proper document control for audits, contractual defense.
QUALIFICATIONS
Education
Bachelor's Degree in Quantity Surveying, Civil Engineering, Mechanical Engineering, or equivalent.
Experience
3-5 years of post-contract experience in construction (Building, Interior Fit-Out, or Infrastructure).
GCC experience preferred.
Certifications
Knowledge of FIDIC and contract administration preferred.
QS software certifications (CostX, Candy, BuildSmart) are an advantage.
Valid driving license is a plus.
Technical Skills
Strong understanding of post-contract QS functions: billing, measurement, variations, and contract administration.
High proficiency in MS Excel, AutoCAD, and QS software (e.g., Candy, CostX, BuildSmart).Strong analytical skills and attention to detail in commercial review.
Ability to interpret technical drawings and contract documents.
Proficient in preparing cost reports, dashboards, and commercial summaries.

Pay: QAR4,000.00 - QAR7,000.00 per month
