Operation Manager

to oversee end-to-end operations of property development projects in Dubai. The ideal candidate will ensure that all development, sales, and administrative functions are aligned with business objectives. This role demands strong leadership, strategic planning, and operational execution to streamline processes, enhance productivity, and drive company growth in the UAE's competitive real estate market.

Key Responsibilities:

Project & Operational Management

Oversee daily operations of ongoing and upcoming property development projects. Coordinate between departments including design, sales, marketing, finance, and procurement to ensure smooth execution. Monitor project timelines, budgets, and deliverables to ensure all activities meet company standards. Implement and improve operational systems, processes, and policies to enhance efficiency.

Strategic Planning & Execution

Collaborate with senior management to develop and implement business strategies. Track project performance, analyze data, and provide insights to improve operational outcomes. Ensure compliance with Dubai's real estate and construction regulations. Manage vendor relationships, contracts, and third-party service providers effectively.

Sales & Marketing Coordination

Support the sales and marketing teams in executing property launch plans, events, and exhibitions. Ensure operational readiness for new project launches, including documentation, inventory, and promotional support. Monitor market trends and client feedback to enhance operational strategy and customer satisfaction.

Team Leadership & Administration

Supervise cross-functional teams and ensure timely coordination among departments. Develop internal SOPs (Standard Operating Procedures) to maintain consistency and accountability. Conduct performance reviews, assign responsibilities, and motivate team members toward achieving goals. Oversee administrative tasks related to HR, logistics, and facility management where required.

Reporting & Compliance

Maintain accurate reports on operational activities, budgets, and project milestones. Ensure all processes comply with RERA and UAE property regulations. Present operational updates and key performance insights to senior management.

Key Requirements:

Qualifications

Bachelor's or Master's degree in Business Administration, Project Management, Civil Engineering, or a related field. Certification in Project or Operations Management (e.g., PMP, Six Sigma) will be an advantage.

Experience

7-10 years of experience in property development, construction, or real estate operations. Proven track record in managing large-scale projects and cross-departmental coordination.

Technical Skills

Strong knowledge of property development processes, real estate laws, and project documentation. Proficiency in MS Office, CRM systems, and project management tools (e.g., Asana, Trello, or MS Project).

Soft Skills

Excellent organizational, communication, and leadership skills. Strategic thinker with strong analytical and problem-solving capabilities. Ability to work under pressure and manage multiple priorities simultaneously.
