Job Overview
The Marketing Director is responsible for developing and executing marketing strategies that drive property visibility, lead generation, and sales performance across residential and/or commercial real estate portfolios. This role leads brand positioning, oversees digital and traditional marketing initiatives, and works closely with sales, leasing, and development teams to support property launches and ongoing demand generation.
Key Responsibilities
Strategic Marketing Leadership
Develop and implement comprehensive real estate marketing strategies aligned with business and sales objectives
Lead and manage the marketing team, agencies, and vendors
Own the marketing budget, forecasting, and ROI analysis
Partner with leadership to position properties competitively in the market
Property & Listing Marketing
Oversee marketing for property listings, developments, and portfolios
Direct creation of listing materials including brochures, floor plans, signage, presentations, and sales collateral
Ensure consistent branding across all property touchpoints
Support leasing and sales teams with tailored marketing assets
Digital & Lead Generation
Drive lead generation through digital channels (property websites, portals, SEO/SEM, paid media, social platforms)
Oversee CRM, lead tracking, and marketing automation systems
Optimize conversion funnels from inquiry to site visit to close
Analyze campaign performance and adjust strategies to maximize ROI
Brand & Communications
Strengthen brand awareness and reputation in local and regional markets
Oversee content strategy including property descriptions, email campaigns, social media, and PR
Manage media relations, events, open houses, and property launches
Market Research & Insights
Monitor real estate market trends, buyer/renter behavior, and competitor activity
Conduct pricing and positioning research to support sales strategies
Use insights to refine messaging and targeting
Qualifications & Experience
5+ years of marketing experience, with significant experience in real estate, property, luxury, hospitality, FnB or related industries
Proven success in real estate lead generation and property marketing
Strong understanding of residential and/or commercial real estate markets
Experience managing multi-property or multi-market portfolios
