To generate the targeted leasing revenue from the FAB property portfolio (new & commercial) in Abu Dhabi and Al Ain, via direct rentals or Brokers with the aim of maintaining a minimum of 90% occupancy level.

Generic Accountability

Team Supervision

Organize and supervise the work of the assigned team to ensure that all work within a specific area of the activity is carried out in an efficient manner, which is consistent with operating procedures and policy.

Provide on the job training and constructive feedback to assigned team to support their overall development.

Promote the organization's values and ethics in all activities within the team to support the establishment of a value driven within the bank.

Budgeting and Financial Performance

Monitor the financial performance of a given area of activity versus budgets and ensure all activities are carried out in line with approved guidelines while promptly reporting any variances to management.

Policies, Systems, Processes & Procedures

Provide inputs and implement policies, systems and procedure for the Leasing team so that all relevant procedural/legislative requirements, are fulfilled while delivering a quality, cost-effective service.

Continuous Improvement

Participate in the identification of opportunities for continuous improvement and sustainability of systems, processes and practices considering global standards, productivity improvement and cost reduction.

Reporting

Prepare sectional statements and reports timely and accurately to meet FAB and department requirements, policies and quality standards.

Job Specific Accountabilities

Achieve the leasing target in terms of rentals, TAF and occupancy rate for new and commercial property.

Develop relationships with Brokers (Real Estate Agencies), private tenants and Government departments in order to secure their interest in new projects and existing vacant commercial units available for leasing.

Acquire a thorough and accurate knowledge of the property portfolio; the range and size of properties available; the leasing requirements, the rental pricing structure and the vacating process.

Follow-up with potential clients on a regular basis, matching their requirements to property availability.

Respond to customer enquiries on rental availability received via the Call Centre within 24 hours of being notified.

Arrange site visits for corporate and individual clients.

Undertake periodic viewing of properties, reporting on the overall conditions and notifying FM of any defects, so they are maintained in good condition.

Issue offers letters for potential clients.

Collect all documents before the contract is issued together with the associated payments, TAF, security deposit and rental charge.

Create a commercial tenant file as per FAB Properties policy and procedures, filing copies of all relevant documents.

Ensure the Commercial Leasing team deliver an engaging and unified customer experience to prospective and existing commercial tenants.

Execute the leasing plans with the goals of maximizing value creations and improving he tenant mix

Set up leasing strategy and goals for performance for the team

Hold weekly and monthly meetings with property owners and stakeholders providing updates on leasing performance and property status

Ensure the business KPIs are met

Manage the relationship and communication with tenants and property owners and to regularly meet with clients to ensure concerns and requirements are being met, and were appropriate, are being escalated to the senior management

Responsible to prepare leasing budgets and rental expectations

Conduct regular property market research and ensure the leasing rates are competitive and reasonable

Manage the team, procedures and policies; assist peers in all leasing activities ensuring a smooth move in process for all new prospects

Review the SOP for leasing, identifying the weaknesses and propose enhancements and business development opportunities wherever needed.

Assess leasing issues on an on-going bases and recommend strategies to mitigate risks

Manage the direct reports and allocate workload to maximize efficiency and income

Facilitates the management of marketing program together with the marketing team

Understand all lease languages and is comfortable with drafting and reviewing of leases, letters of intent and managing negotiations with prospective tenants

Regularly walks the property to inspect buildings and grounds, always ensuring a well-kept professional appearance

Works closely with the property and facility management team to ensure the properties with vacant space are well presented.

Maintain a tracking database of all portfolio leasing matters

Develop techniques for the assessment of opportunities, identifying target markets/clients/investors, and leads financial modelling, feasibility analysis study with the purpose of creating new prospects and developing existing tenants' relations.

Establish relationships with external stakeholders such as Government authorities/local regulatory bodies and utilize their partnership to expedite leasing processes as and when required

Oversees the processes and approval of client's requests, applications and lease contract

Guides the activities and operations of leasing team to ensure revenue goals are met and achieved

Qualifications

Minimum Qualification

Bachelor's degree in Arts (BA) or Sciences (BS) or another related discipline.

Minimum Experience

Eight years' relevant experience in the property management or leasing sector with at least three years' experience in a supervisory role, either in the UAE or the global market.
