RESPONSIBILITIES: sourcing materials from the local market at competitive rates Air-conditioning maintenance and MEP work, civil work. Oversee and coordinate daily maintenance activities to ensure the efficient operation of facilities and equipment. Supervise a team of maintenance technicians, providing guidance, training, and support. Develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of equipment. Conduct regular inspections of sites including villas, apartments, commercial units etc. to identify potential issues and address them promptly. Supervise and participates in the servicing, cleaning, and maintenance of mechanical equipment and systems, electrical fixtures, and other equipment. Enforces building and safety regulations. Plans and conducts a training for new employees Manage inventory of spare parts and supplies, ensuring adequate stock levels for maintenance tasks. Collaborate with other departments to prioritize and schedule maintenance activities without disrupting daily operations. Troubleshoot and diagnose equipment malfunctions, coordinating necessary repairs or replacements. Maintain records of maintenance activities, including work orders, equipment history, and inspection reports. Implement safety protocols and ensure compliance with relevant regulations. Monitor budgetary constraints and strive for cost-effective maintenance solutions. QUALIFICATIONS: Proven experience in a maintenance role, with at least 5 years in a supervisory capacity. Strong technical knowledge of mechanical, electrical, and plumbing systems. Excellent leadership and interpersonal skills to manage a diverse maintenance team. Ability to prioritize tasks and allocate resources effectively. Proficient in using maintenance management software and tools. Knowledge of safety regulations and commitment to creating a safe work environment. Strong problem-solving skills and the ability to make informed decisions under pressure. Excellent communication skills for effective collaboration with team members and other departments. EDUCATION: High school diploma or equivalent required.
