We are currently seeking a skilled and experienced Maintenance Manager to oversee the upkeep and repair of our properties. The ideal candidate will have at least 5 years of experience in property management maintenance, ensuring efficient and cost-effective operations.

As the Maintenance Manager, you will be responsible for overseeing the daily operations of maintenance for our residential and/or commercial properties. This includes managing a team of maintenance technicians, coordinating repairs, handling vendor relationships, and ensuring that all properties are maintained to the highest standards. You will play a key role in creating a safe, functional, and aesthetically pleasing environment for our residents and tenants.

Responsibilities:

Supervise and lead a team of maintenance technicians to ensure effective property upkeep. Plan and coordinate maintenance schedules for all properties in the portfolio. Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and building codes. Respond to emergency maintenance requests in a timely and professional manner. Ensure preventative maintenance programs are in place to minimize property downtime and increase longevity. Manage maintenance budgets, track expenses, and maintain accurate records for all work performed. Work closely with property managers and other team members to prioritize maintenance needs. Maintain relationships with outside contractors and vendors for specialized services. Ensure that all maintenance work is completed in accordance with company standards and regulatory requirements. Provide training and ongoing development to maintenance staff. On-call for after-hours emergencies as needed.

Qualifications:

Minimum 5 years of experience in property maintenance or a related field, with at least 2 years in a supervisory role. Experience working in real estate property management, including residential and/or commercial properties. Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance. Proven leadership skills and the ability to manage a team effectively. Excellent communication and customer service skills. Ability to manage multiple priorities and meet deadlines. Strong problem-solving and troubleshooting abilities. Proficiency in using maintenance management software and tools. Valid driver's license and reliable transportation. Ability to lift and carry heavy objects and perform physical tasks as required. Availability for after-hours emergency calls.

Preferred Qualifications:

HVAC, plumbing, or electrical certifications. Experience with budgeting and vendor management. Knowledge of building codes and safety regulations.
