The Maintenance Foreman is responsible for supervising and coordinating the daily activities of a team of technicians specializing in HVAC, electrical, plumbing, carpentry, and masonry. The role involves planning, executing, and monitoring preventive and corrective maintenance schedules to ensure all MEP systems function efficiently and safely. The Foreman also inspects work for quality and compliance, manages resources, and supports training and development of the maintenance team.
Key Responsibilities:
Team Supervision:
Lead, supervise, and coordinate the activities of technicians across multiple trades including HVAC, electrical, plumbing, and carpentry.
Maintenance Scheduling:
Plan and execute preventive and corrective maintenance schedules for all MEP systems and ensure timely completion.
System Monitoring:
Ensure all mechanical, electrical, and plumbing systems such as HVAC units, pumps, electrical panels, water heaters, and plumbing fixtures are operating effectively and receive routine servicing.
Emergency Response:
Respond promptly to emergency maintenance requests and troubleshoot issues to restore functionality quickly and safely.
Coordination:
Liaise with other departments and external vendors or contractors for specialized repairs or system upgrades.
Inspection & Quality Control:
Conduct regular inspections of maintenance work to ensure adherence to quality standards, safety regulations, and organizational policies.
Documentation:
Maintain accurate daily records of work performed, materials used, and labor hours for all maintenance activities.
Reporting:
Identify and report recurring issues or major faults to the Maintenance Coordinator for further action and long-term solutions.
Tool Management:
Ensure that all tools and equipment are well-maintained, securely stored, and used in compliance with safety protocols.
Training & Development:
Provide guidance, on-the-job training, and mentorship to junior technicians to support skill development and team capability.
Requirements:
Education:
Diploma or Technical Certification in Mechanical, Electrical, or a related field.
Experience:
Minimum 3+ years of experience in facilities or MEP maintenance, with at least 2 years in a supervisory or foreman role.
Technical Skills:
Strong knowledge of MEP systems, troubleshooting techniques, maintenance tools, and safety practices.
Leadership Skills:
Ability to lead and motivate a team, assign tasks efficiently, and manage work under pressure.
Communication:
Good verbal and written communication skills for effective reporting and coordination.
IT Skills:
Familiarity with CMMS (Computerized Maintenance Management Systems) and basic Microsoft Office applications.
Working Conditions:
On-site work in residential, commercial, or industrial facilities.
May require on-call availability for emergencies, including weekends or holidays.
Physical ability to perform inspections and supervise technical work in varied environments.
