Key Responsibilities Areas A. Strategy & Retail Planning: Plan & provide leasing strategy, targets, plan of action, timeframes etc. for approval & leasing. Scout, identify and Initiate new prospective tenants for leasing as per assigned & approved retail mix. Run background checks of potential tenants to evaluate their credit status before offering any location & collect complete tenants' information. Get concept evaluation form signed including rentals or have it approved prior to formulating an email proposal. Research and report to Management on competitive Leasing trends, current market developments in the industry and within the geographical and catchment areas of the mall. Sourcing targeted retail brands locally, regionally and international retailers to acquire new and unique concepts as per assigned retail mix & discuss the strategy prior to approaching. Analysis of rental / capex / lease terms and other financial reports. Any initiative/input/action towards improvement of Mall's Revenue. B. Execution: Ensure to achieve self-targets & budgets & leasing timelines. Present prospective tenant's concepts & their commercials in management meetings. Support the Department Head in leasing meetings, site tours, commercial negotiations, tenants' correspondence, and any/all relevant tasks. I. Leasing Administrative Works: Oversee the processing and approval of lease documents and ensure tenants fulfill their obligation Preparation of necessary documentation and execution of lease agreements, ensuring co-ordination with internal departments Coordinate with admin department for formulating Offers & Leases and necessary documents maintains all correspondences and documentation in an organized manner. Prepare & submit Daily activity report, Departments Leasing Reports, Leasing Diaries, weekly leasing status report, financial report and others. Get the layouts updated as an when needed. II. Additional Responsibilities May have to work directly with a wide range of individuals at all levels - regular staff, management and directors, external clients/ tenants and suppliers Provide general support to all leasing, management, and office personnel as needed. • Shopping Mall Retail Leasing: 2 years (Preferred)
