To drive tenant acquisition and retention for the medical/retail complex by managing leasing operations, fostering tenant relationships, and ensuring compliance with Abu Dhabi regulations.
Core Responsibilities
1. Tenant Acquisition & Onboarding (20%)
Lease Marketing
:
Coordinate the Listing of available units on platforms (Property Finder, Bayut, Dubizzle) with optimized descriptions.
Conduct property tours for prospective tenants, highlighting amenities (e.g., MEP systems, parking, retail synergies).
Lease Negotiation
:
Prepare Letters of Intent (LOIs) and negotiate terms (rent-free periods, fit-out allowances).
Coordinate with legal teams to finalize lease agreements that comply with the UAE Civil Code and ADMCC regulations.
2. Tenant Relationship Management (40%)
Retention
:
Monitor lease expirations and initiate renewal discussions 6-12 months in advance.
Address tenant concerns (e.g., maintenance requests via the MEP team, parking allocations).
Documentation
:
Manage Ejari/Tawtheeq registrations and ensure all contracts include required clauses (e.g., service charges, subletting restrictions).
Maintain a tenant database (using CRM tools such as Yardi or Salesforce) with critical dates, including renewal dates and payment schedules.
3. Market Analysis & Strategy (30%)
Competitor Benchmarking
:
Analyze rental rates for Commercial, medical, and retail spaces in Abu Dhabi City.
Adjust pricing strategies in response to fluctuations in vacancy rates and changing demand trends.

Ensure leases comply with Abu Dhabi Municipality codes, including medical tenant licensing requirements as outlined by the Department of Health.
Liaise with Tawtheeq for Ejari registrations and dispute resolutions.
Cross-Department Collaboration
:
Collaborate with the MEP team to resolve tenant fit-out issues, such as HVAC requirements for clinics.
Support the Marketing Manager in creating targeted campaigns, such as attracting F&B tenants.
