The International Property Portfolio Manager is responsible for the strategic oversight and optimization of the company's real estate assets and third-party property management operations across the USA, the UK, the UAE, and Kuwait. The primary goal is to maximize portfolio value, ensure consistent operational efficiency, and guarantee full legal and regulatory compliance in all regions. This role involves monitoring the performance of local property managers, analyzing market trends, and implementing global best practices while respecting local nuances.
Key Responsibilities:
Performance Monitoring & Oversight:
Supervise and coordinate the activities of third-party property management teams in the US, UK, UAE, and Kuwait. Monitor key performance indicators (KPIs) such as occupancy rates, net operating income (NOI), maintenance costs, and tenant satisfaction scores.
Financial Management & Reporting:
Oversee budgeting, financial forecasting, and expense management for all properties within the portfolio. Prepare and present detailed financial reports and strategic recommendations to senior stakeholders and investors.
Legal & Regulatory Compliance:
Ensure all property management activities adhere to the diverse and evolving landlord-tenant laws, health & safety regulations, building codes, and real estate laws in each jurisdiction (e.g., RERA regulations in the UAE, Landlord and Tenant Act in the UK, state-specific laws in the US).
Strategic Planning & Market Analysis:
Conduct market research and analysis to identify investment opportunities, evaluate market values, and develop strategies for property acquisition, disposition, or enhancement to maximize value and returns.
Lease & Contract Management:
Review and ensure the proper execution of all lease agreements and contracts. Negotiate terms and manage relationships with external vendors, contractors, and managing agents across different regions.
Risk Management:
Identify and mitigate potential risks associated with the portfolio, including financial, legal, and operational risks. Implement appropriate insurance strategies and emergency response protocols.
Process Improvement:
Develop and implement standardized internal and external processes to improve the efficiency of managing the portfolio's assets. Ensure the effective use of property management software and technology across all regions.
Qualifications & Skills:
Education:
A Bachelor's degree in Real Estate, Business Administration, Estate Management, or a related field is required. An MBA or a Master's degree in a relevant discipline is preferred.
Experience:
A minimum of 8-10 years of experience in commercial or residential property management, with a minimum of 3-5 years in a senior management or portfolio oversight role with international exposure.
Global Knowledge:
In-depth knowledge of real estate market dynamics and legal frameworks in the US, UK, UAE, and Kuwait.
Skills:
Strong leadership, organizational, and project management skills.
Proficiency in financial management, budgeting, and property management software (e.g., Yardi).
High level of attention to detail and ability to work under pressure.
Ability to travel to property sites across all regions.
Language:
Full professional fluency in English and Arabic is mandatory.
Language Skills:
Bilingual candidate with excellent oral and written communication skills in English and Arabic.
