FM ENGINEER
Job Title: FM Engineer (Hard Services)
Reports To: FM Manager / Head of Operations
Job Summary:
The FM Engineer is a technically skilled professional responsible for the planned and reactive maintenance of building systems and infrastructure. With a strong focus on hard services, this role ensures all mechanical, electrical, and plumbing (MEP) assets operate safely, efficiently, and in compliance with all statutory regulations. The FM Engineer is the first line of response for technical faults and plays a key role in minimizing downtime.
Key Responsibilities:

  • Technical Maintenance & Repairs:
  • Perform planned preventive maintenance (PPM) on MEP systems including HVAC, electrical distributions, plumbing, and fire safety systems.
  • Conduct reactive maintenance to diagnose and rectify faults efficiently.
  • Assist in the management and oversight of specialized subcontractors.
  • Maintain accurate records of all maintenance activities in the Computerized Maintenance Management System (CMMS).
  • Compliance & Safety:
  • Ensure all work is carried out in strict compliance with Health, Safety, and Environmental policies.
  • Support in conducting statutory compliance checks for equipment like fire alarms, emergency lighting, and water systems.
  • Maintain a safe working environment for oneself and others.
  • Operations Support:
  • Monitor building management systems (BMS) where required.
  • Manage and maintain the tools and equipment in the engineering workshop.
  • Participate in an on-call rota for out-of-hours emergencies.
  • Assist with minor fabric maintenance and project works.
Qualifications and Skills:
  • Essential:
  • City & Guilds / NVQ Level 3 or equivalent in an electrical or mechanical engineering discipline.
  • Proven experience as an FM Engineer, Maintenance Technician, or similar role.
  • Strong understanding of MEP systems and their operation.
  • Ability to read technical drawings and manuals.
  • Excellent problem-solving skills and a proactive approach.
  • Desirable:
  • IOSH or NEBOSH Health & Safety certification.
  • Knowledge of BMS systems.
  • Experience with CMMS software.
  • Valid driver's license.
