The Fit-Out Material Engineer is a specialist responsible for the research, evaluation, selection, specification, and approval of all materials and finishes used in fit-out projects. This role ensures that selected materials meet design intent, technical specifications, performance requirements, sustainability goals, budget constraints, and relevant local (UAE) and international standards. The Material Engineer works closely with design, procurement, project management, and site teams, as well as suppliers and manufacturers, to ensure optimal material selection and timely delivery for project success in the demanding UAE market.
Key Responsibilities:
Material Research & Selection:
Conduct in-depth research on new and existing fit-out materials, finishes, and systems, keeping abreast of market trends, technological advancements, and sustainable options suitable for the UAE climate and construction practices.
Evaluate materials based on technical specifications, performance characteristics (e.g., durability, fire rating, acoustic properties, thermal performance), aesthetic qualities, cost-effectiveness, and availability.
Provide expert advice and recommendations to designers and clients on material suitability, alternatives, and value engineering opportunities.
Focus on local sourcing opportunities where feasible and beneficial, without compromising quality.
Specification & Compliance:
Develop comprehensive material specifications for tender and construction documentation, including quality standards, testing requirements, and installation guidelines.
Ensure all specified materials comply with relevant local UAE building codes, civil defense regulations (e.g., UAE Fire and Life Safety Code), environmental standards (e.g., Estidama, LEED requirements as applicable), and international industry standards.
Review and verify material submittals and samples from contractors and suppliers against project specifications and mock-ups.
Supplier & Manufacturer Coordination:
Identify, assess, and qualify potential material suppliers and manufacturers, evaluating their technical capabilities, quality control processes, and reliability.
Liaise with suppliers to obtain technical data sheets, certifications, samples, and warranties.
Negotiate with suppliers on material specifications, lead times, and technical requirements in coordination with the procurement team.
Conduct factory visits or supplier audits when necessary to verify production quality and compliance.
Quality Assurance & Control:
Establish and implement quality control procedures for incoming materials at the site, ensuring they match approved samples and specifications.
Oversee or conduct material testing (on-site or off-site) to verify compliance with performance criteria.
Investigate material-related defects or failures during or after installation and provide technical solutions or recommendations for rectification.
Maintain a comprehensive library of material samples, technical data, and certifications.
Cost Management & Value Engineering:
Work with the estimation and procurement teams to establish material budgets and monitor costs throughout the project lifecycle.
Identify opportunities for value engineering by proposing alternative materials that offer better cost, performance, or sustainability without compromising design intent.
Documentation & Reporting:
Maintain accurate records of all material approvals, submittals, test reports, and non-conformance reports.
Prepare material technical reports, presentations, and recommendations for internal teams and clients.
Generate material schedules and quantities in coordination with the detailing and quantity surveying teams.
Qualifications:
Education:
Bachelor's degree in Materials Engineering, Architectural Engineering, or a closely related field.
Experience:
Minimum of 5 years of progressive experience in material specification, selection, and quality control, specifically within the fit-out or interior construction industry in the UAE.
Technical Skills:
Deep knowledge of a wide range of fit-out materials and finishes (e.g., various types of wood, laminates, fabrics, stones, tiles, glass, metals, paints, coatings, ceiling systems, flooring systems, acoustic materials).
Strong understanding of material properties, testing methods, and relevant manufacturing processes.
Familiarity with UAE building codes, Civil Defense regulations, and relevant international standards.
Proficient in using relevant software (e.g., MS Office Suite; experience with BIM software like Revit for material data management is a plus).
Soft Skills:
Excellent analytical and problem-solving skills with a meticulous attention to detail.
