Facility Manager Preventive Maintenance Responsibilities

Routine Inspections: Conduct regular checks of HVAC, plumbing, electrical, and fire safety systems to ensure optimal performance.

Maintenance Scheduling: Develop and manage preventive maintenance schedules for all building systems and equipment.

Vendor Coordination: Supervise contractors and service providers for scheduled maintenance tasks.

Compliance Assurance: Ensure all systems meet local regulatory standards and certifications (e.g., Dubai Municipality, Civil Defense).

Asset Management: Maintain records of equipment lifecycles and plan for upgrades or replacements. Emergency Management Responsibilities

Rapid Response: Lead the team during facility-related emergencies such as power outages, water leaks, or fire incidents.

Crisis Protocols: Develop and implement emergency preparedness plans, including evacuation procedures and safety drills.

Incident Reporting: Document all emergency incidents and coordinate with insurance and regulatory bodies as needed.

24/7 Availability: Be on-call or ensure coverage for urgent facility issues outside regular hours.

General Managerial Duties

Team Leadership: Manage a team of technicians, cleaners, and security personnel.

Budgeting: Prepare and monitor budgets for maintenance, repairs, and upgrades.

Client Relations: Serve as the point of contact for tenants or internal departments regarding facility issues.

Software Proficiency: Use facility management software and MS Office tools to track operations and generate reports.

Strategic Planning: Align facility operations with business goals and sustainability initiatives.

UAE-Specific Requirements

Experience: Typically 12-15 years in facility management, with preference for candidates from engineering backgrounds (Mechanical, Electrical, HVAC).

Certifications: Familiarity with UAE safety codes, ISO standards, and possibly NEBOSH or OSHA certifications.

Language Skills: English is essential; Arabic is a plus.

Location Awareness: Must understand local authority requirements in UAE
