Job Purpose
The Facility Manager is responsible for the efficient operation, maintenance, safety, and compliance of buildings and facilities, ensuring they meet UAE regulatory requirements while supporting business operations and occupant satisfaction.
Key ResponsibilitiesOperations & Maintenance
Oversee day-to-day facility operations including MEP systems (HVAC, electrical, plumbing, fire protection).
Ensure preventive and corrective maintenance is carried out as per annual maintenance plans.
Manage soft services such as cleaning, landscaping, pest control, and waste management.
Monitor building management systems (BMS) and energy consumption.
Compliance & Safety
Ensure compliance with UAE laws and authorities such as:
Civil Defence (Fire & Life Safety)
Municipality regulations
DEWA/ADDC/SEWA requirements
Health, Safety & Environment (HSE) standards
Conduct regular safety inspections and risk assessments.
Maintain valid permits, certifications, and statutory documentation.
Vendor & Contract Management
Manage service providers and contractors.
Negotiate contracts, monitor SLAs, and ensure quality of service.
Approve invoices and control operational costs within budget.
Financial & Budget Control
Prepare and manage facility budgets.
Control expenses and implement cost-saving initiatives.
Plan CAPEX and OPEX for facility improvements.
Team Management
Supervise facility staff, technicians, and supervisors.
Ensure staff are trained, licensed, and compliant with UAE labor laws.
Conduct performance evaluations and training needs assessments.
Client & Stakeholder Coordination
Act as the main point of contact for tenants, occupants, or clients.
Handle complaints, service requests, and emergency situations professionally.
Coordinate with authorities during inspections and audits.
Qualifications & Experience
Bachelor's Degree in Engineering, Facilities Management, or related field.
