: Facilities Supervisor

Position Summary
We are seeking a highly skilled and motivated Facilities Supervisor with an engineering background to ensure the seamless operation and maintenance of our facilities and communities. The ideal candidate will be a technical expert with strong leadership abilities, responsible for overseeing all aspects of facility operations, maintenance, compliance, and contractor management to deliver exceptional service to our residents and stakeholders.
Key Responsibilities
Operational & Maintenance Management:

• Ensure the smooth and efficient daily operation of all building systems, including MEP (Mechanical, Electrical, Plumbing), civil works, and community amenities.
• Oversee comprehensive preventive and corrective maintenance programs for all assets to maximize their lifecycle and minimize downtime.
• Manage and maintain accurate records of asset registers, maintenance history, and spare parts inventory.

Compliance & Safety (HSE):

• Conduct regular HSE (Health, Safety, and Environment) inspections and audits to ensure a safe working and living environment.
• Ensure 100% statutory compliance with all local Dubai regulations (DCD, DM, Civil Defence, DEWA, etc.).
• Implement and promote a culture of safety among staff and contractors.

Project & Fit-Out Management:

• Manage the tenant/vendor fit-out approval process, including review of technical drawings and method statements.
• Issue and track No-Objection Certificates (NOCs) for various works and installations.
• Oversee the mobilization and handover of new sites and facilities, ensuring they are operational to company standards.

Vendor & Contractor Management:

• Lead the procurement process for FM services, including sourcing, tendering, and evaluation.
• Manage contractor and supplier performance through regular reviews, KPI tracking, and quality audits.
• Ensure all work is completed on time, within budget, and to the required quality standards.

Reporting & Optimization:

• Track and report on key performance indicators (KPIs) for facility operations.
• Drive energy optimization initiatives to improve efficiency and reduce operational costs.
• Prepare and present regular operational reports to the Facilities Manager.

Qualifications & Experience

• Education: Bachelor's degree in Engineering (Mechanical, Electrical, or Civil).
• Experience: A minimum of 4 years of proven experience in facilities management, engineering, or a similar role within the UAE.
• Technical Knowledge: Strong understanding of building systems, maintenance principles, and UAE statutory compliance requirements.
• Management Skills: Demonstrated experience in managing vendors, contractors, and service contracts.

Preferred Qualifications (Added Advantage)

• Experience with an Owners Association (OA) background and understanding of community management regulations.
• RERA M100 (Facilities Management & Maintenance) & RERA M201 (Advanced Community Management) certifications are highly desirable.
• Prior exposure to Real Estate FM operations, specifically within a developer or property management company.

• Ability to read and interpret technical drawings and schematics.
