Position Overview
This Facilities Maintenance Supervisor role oversees civil maintenance activities across ADNOC-owned residential, VIP villas, leased properties, and facilities in Abu Dhabi and Ruwais. The position provides technical guidance, manages preventive and corrective maintenance programs, administers contracts, supports project-related civil engineering activities, ensures ISO compliance, and drives safety, quality, and operational efficiency.

Key Responsibilities

  • Supervise and monitor civil maintenance activities across ADNOC-owned and leased properties in Abu Dhabi and Ruwais
  • Provide technical guidance to civil maintenance teams and ensure adherence to standards and policies
  • Develop annual preventive maintenance programs with monthly breakdowns and ensure timely execution
  • Analyze maintenance complaints and recommend cost-effective technical solutions
  • Prepare technical specifications for tenders and evaluate contractor performance and compliance
  • Review maintenance contracts, monitor work quality, certify completion, and ensure contractor performance aligns with KPIs and SLAs
  • Oversee emergency maintenance operations, daily contractor activities, PPM plans, risk assessments, and method statements
  • Implement quality management systems, identify non-conformities, and follow up on corrective actions
  • Prepare feasibility reports and cost estimates for civil modifications, additions, and alterations
  • Provide engineering input and support for new civil projects in coordination with Engineering and Procurement teams
  • Prepare scope of work, design documents, drawings, tender packages, and conduct tender evaluations
  • Ensure civil maintenance requirements are integrated into new projects from design through commissioning
  • Support Testing & Commissioning, snagging, de-snagging, and handover processes
  • Ensure compliance with LEED O&M requirements for ADNOC HQ complex and other applicable sites
  • Lead initiatives for irrigation optimization, water conservation, and waste reduction
  • Review documents such as concept design reports, shop drawings, O&M manuals, and asset registers
  • Coordinate civil maintenance involvement in ADNOC's new projects lifecycle
  • Support HSE activities, hazard identification, and mitigation measures and promote 100% HSE culture
Ideal Profile
  • Bachelor's degree in Civil Engineering or equivalent
  • 8 years of experience in design, construction, and maintenance of multi-storey buildings in a large organization
  • Experience in budgeting, inventory control, and contract administration
  • Strong understanding of building maintenance standards, safety regulations, and operational workflows
  • Ability to read and interpret blueprints, design documents, and technical specifications
  • Strong planning skills to schedule and allocate daily and weekly maintenance activities
  • Effective written and verbal communication abilities
  • PMP or CFM certification preferred
