Job Description

The Electrical Foreman plays a key role in overseeing electrical maintenance operations across multiple managed properties. This role includes handling maintenance requests, conducting inspections, coordinating with internal teams and fit-out/project contractors, and ensuring all electrical systems are maintained to the highest standards. The candidate must possess strong technical knowledge, excellent communication skills, and the ability to manage multiple tasks efficiently.

Key ResponsibilitiesMaintenance Request Management

Receive, review, and prioritize electrical maintenance requests across assigned properties. Assign tasks to technicians and ensure proper follow-up until completion. Troubleshoot issues and provide technical guidance to the maintenance team when required. Identify root causes of electrical problems and recommend permanent solutions.

Electrical Inspections & Troubleshooting

Conduct regular site inspections to identify electrical defects, non-compliances, or potential hazards. Perform detailed assessments of electrical complaints and ensure accurate diagnosis. Prepare inspection reports and corrective action proposals. Ensure all inspections comply with local authority requirements and safety regulations.

Coordination with Fit-Out & Projects Team

Coordinate with fit-out contractors, project engineers, and internal departments to ensure electrical systems are installed as per approved drawings and specifications. Review electrical designs, shop drawings, and material submittals when required. Monitor ongoing electrical works during fit-out or renovation projects to ensure proper integration with existing systems. Attend project coordination meetings and provide technical input.

Handover & Takeover Responsibilities

Attend all handover and takeover inspections for new and existing properties. Verify the proper functioning of all electrical systems during handover. Identify defects or pending works and prepare snag lists. Ensure accurate documentation of electrical assets during both handover and takeover phases.

Technical Expertise & Compliance

Maintain strong technical knowledge of electrical systems, including LV distribution boards, SMDB/DB panels, lighting systems, power distribution, emergency systems, pumps, motors, and control panels. Ensure all electrical works comply with UAE regulations, safety codes, and industry standards. Recommend system upgrades, replacements, and preventive maintenance plans for aging installations. Support energy-saving and efficiency initiatives across managed properties.

Documentation & Reporting

Prepare daily, weekly, and monthly reports on electrical activities and pending issues. Maintain proper documentation for inspections, maintenance history, and complaints. Track material requirements and raise material requests as needed.

Qualifications & Skills

Minimum

3-5 years

of experience in property maintenance, facilities management, or construction projects. Strong troubleshooting skills with a solid understanding of electrical systems and safety standards. Ability to manage multiple properties and work efficiently under pressure. Excellent communication, leadership, and coordination skills. Proficient in reading electrical drawings and conducting technical evaluations.

Valid UAE driving license (preferred).
