Job Description

The Defect Liability Period (DLP) Administrator is responsible for managing and coordinating all activities related to defects and repairs during the Defect Liability Period following property handover. The role ensures timely rectification of reported issues, maintains accurate records, and serves as a communication bridge between homeowners, contractors, and internal teams. This role is essential in maintaining customer satisfaction and compliance with contractual obligations.

Key Responsibilities:

Receive, log, and track all defect complaints and maintenance requests from homeowners during the DLP. Coordinate with contractors, engineers, and facility management teams for timely inspection and resolution of defects. Maintain and update DLP tracker, documentation, and defect history for each property unit. Ensure all repairs are completed within the agreed-upon timelines and meet quality standards. Communicate effectively with homeowners to schedule inspections, follow-ups, and closures. Prepare weekly and monthly reports on defect trends, resolution status, and contractor performance. Conduct periodic site visits and quality checks to verify defect resolution and resident satisfaction. Ensure that all DLP-related works comply with warranty conditions and contractual agreements. Escalate unresolved or recurring issues to the appropriate internal stakeholders. Coordinate the final DLP closure process, ensuring homeowners sign off on completed works. Assist in preparing documentation for contractor penalties, extensions, or warranty claims if required. Support the handover team with technical documentation, snagging, and pre-DLP inspections.
