Job Title: Director of Development : Hotels Location: Dubai, United Arab Emirates Package: 50,000 : 58,000 AED per month, plus package. I am currently supporting one of the leading independent hotel management companies in the Middle East, who are actively looking to expand their Development team in Dubai. The group have a lot of exciting projects in the pipeline, but are now looking for someone to spearhead their growth across the Middle Eastern and African territories. The Director of Development will be instrumental in master planning the growth of the companys hospitality project portfolio. You will be expected to lead, influence and mentor teams, internal and external, to execute this strategy by establishing commercially viable development options, securing multiple stakeholder buy:in, preparation of board papers and managing the complete development process for a portfolio of mixed use projects. You will be working with the company owners to define both the country and regional hospitality property strategies. Key Responsibilties: * Work with the Hospitality and Business Development Groups to prepare the Country / Region development strategy and prepare a coordinated Business Plan;Identify the Regulatory Framework governing the Country / Region development strategy and Corporate Governance required to operate in the identified framework; * Partner with teams in preparing Business Case input for a portfolio of projects across the Middle East and African Regions ensuring that business cases fall in line with company strategy, including financial, design, and procurement strategies. * Establish, lead and coach project teams to ensure business cases achieve stakeholder approvals. * Manage stakeholder relationships at all levels within identified Country / Region including liaison with high level Local Authority, CEO of stakeholder partners and key business affiliates within the Country / Region. * Negotiate and prepare JV Contracts and Shareholder Agreements, including associated land sale and purchase agreements, lease negotiations, zoning rights and corporate governance procedures. * Identify and define the strategy along with the Development Managers for delivery of the development pipeline including Development, Legal, Financial, Market Research, Marketing, Sales, Project Managers, Architects, QS, and all Engineering Disciplines. * Lead the Master Plan teams for the projects responsible and the process working cross functionally obtaining advice and consent from all functional heads. * Lead all product definition, design brief, project brief and cost estimation and budgeting activities for Hotel projects that are being handled with the help of Project Management and other functions within the Company. * Lead Architect and other design Consultant selection with advice and consent of Project Management. Project Management will lead the selection of all construction related consultants, the CMs and the GC with the approval of Hospitality Group. * Identify and document risk items for each Business Case being handled, including at an individual property level and at a Country level. Analyze, evaluate and rank overall risk exposure, including technical, financial, and human resources. Develop and actively lead the risk mitigation measures to ensure that the business cases are secured to meet profit and turnover targets. * Manage internal and external teams to ensure that feasibility, program, design, technical, quality and leasing specifications of projects are achieved through to completion and handover. * Provide regular feedback with regard to Country / Region Business Plans, including project status, risks and approved feasibility hurdle rates to relevant executives.
