Our Multi National Developer client has a new requirement for a well experienced Director of Property and Community Management to join, lead and develop their Community Management vertical in the UAE. Successful candidates will have extensive Community and Property Management leadership experience within Construction, FM or Real Estate for commercial, residential and mixed use developments both existing and under construction. This role is available for immediate joining and is a direct hire, permanent opportunity, employed directly by our client. Responsibilities: The Director of Community & Property Management provides leadership and strategic direction for the operation of all properties in their portfolio. The Director of Community & Property Management continuously monitors financial and operational results and recommends /implements necessary changes to ensure that objectives are being achieved. The goal of this position is to maximize occupancy, operate efficiently and generate net operating income (NOI) that meets or exceeds goals

• Demonstrates highest standards of personal and professional integrity, adheres to company's policies and procedures, and complies with applicable laws, government rules and regulations.
• Continuously develops staff by providing feedback and opportunities for growth. Evaluates individual/department performance and market conditions and makes necessary staff changes to ensure optimal productivity.
• Provides ongoing supervision of direct reports. Specific responsibilities include: training and coaching, providing daily work direction, scheduling, performance evaluations, hiring, and salary administration.
• Oversees the budget process for regional assets. Continually monitors asset performance versus the budget and collection status and reports variances to the General Manager.
• Oversees the monitoring of the physical condition of each asset; provides capital improvement recommendations.
• Ensure all physical aspects of the community are fully functional, safe and attractive and regular property inspections are completed.
• Conduct regular site visits with the property managers to evaluate property conditions and renovation improvements.
• Participate in acquisition and redevelopments making recommendations to portfolio management and owners.
• Communicates with local municipalities governing the operation of the assets to ensure compliance with regulations.
• Works with Legal team on issues involving lease compliance. Reviews status of litigation cases as they apply to regional assets.
• Provides information for the quarterly report for the Board of Owners Association on the performance of assets.
• Resolves escalated issues.
• Regularly communicates with staff to keep abreast of status of all properties in the portfolio.
• Other duties as assigned.

Director Community & Property Management Requirements:

• Bachelor's Degree in Engineering or similar
• Minimum 5-8 years of experience in working for renowned companies either client, consultant or service provider side..
• Proven track record in leading vast Community & Property Management teams working in fast-paced environment.
• Experience in managing large size projects and implementing strategy for newly released projects
• Experience in managing large in-house and group company teams in addition to vendor management and relationships
• Strong knowledge in OA and Community & Property Management
• Strong experience of RERA and Strata Management

Job Types: Full-time, Permanent Pay: AED35,000.00 - AED42,000.00 per month
