Job Description

Role Purpose

The Digital Marketing Specialist is responsible for planning, executing, and optimizing digital campaigns across all platforms. This role ensures that every campaign follows standardized targeting, audience presets, event tracking, clarity-driven goals, and precise documentation. The specialist supports inbound lead generation for all PSI business units and maintains the consistency, scalability, and data accuracy required for strong performance.

This role is central to improving ROI, removing duplicated efforts, preventing internal cannibalization, enforcing structured campaign setup, and generating high clarity leads.

Key Responsibilities

1. Full Digital Campaign Ownership

Plan and run campaigns across Google, Meta, TikTok, Snapchat, LinkedIn, YouTube, Telegram, VK, and any other relevant platforms. Follow the unified campaign setup logic including audience presets, touchpoint structure, funnel stage identification, and channel purpose. Run both performance and branding campaigns depending on project objectives.
2. Event Tracking and Technical Setup

Own the correct implementation of all tracking pixels, conversion events, retargeting pools, and UTMs. Ensure all campaigns track the right actions including leads, calls, WhatsApp, walk-ins, and CRM linked events. Collaborate with the Web Developer to ensure tracking consistency on landing pages and websites.
3. Audience Strategy and Presets

Build and maintain platform specific audience presets based on clarity data, market research, and MI insights. Ensure every campaign uses approved presets and prevent the creation of random, undocumented audiences. Maintain segmented pools for Chinese, Russian, international, leasing, listing, primary sales, resale, after sales, and all business units.
4. Budgeting and Channel Logic

Set budgets based on benchmarks, past campaign learnings, and cost per target metric. Document the logic for choosing channels and expected outcomes. Maintain budget efficiency by avoiding new ad accounts unless officially approved.
5. Campaign Documentation and Learnings

Fully document pre campaign logic, targeting, setup, creative choices, and estimated results inside the marketing portal. Document all optimizations including date, reason, and impact. Upload all creatives, screenshots, and reports with proper tagging. Contribute to building the historical knowledge base that future campaigns depend on.
6. Coordination with Other Divisions

Work closely with Content to align messaging, tone, visuals, and funnel narrative. Collaborate with Market Intelligence for segmentation, clarity insights, and competitive analysis. Provide the Customer Service Team Lead with clarity support through accurate targeting and forms. Support PR and Events when campaigns require offline amplification.
7. Performance Optimization

Run daily, weekly, and monthly optimization routines. Improve CPL, cost per validated lead, cost per walk in, and cost per sale. Adjust campaigns based on market shifts, clarity levels, and MI recommendations. Prevent internal cannibalization by coordinating with other specialists.
8. Reporting and Transparency

Provide structured reports showing spend, results, clarity levels, and ROI. Ensure Finance has complete visibility on campaign spend through accurate documentation. Highlight issues such as low clarity leads, poor platform performance, or tracking inconsistencies.
Key Requirements

Strong experience running digital campaigns across Google and major social platforms. Understanding of technical tracking including pixels, events, tags, UTMs, and retargeting. Deep knowledge of audience building and segmentation. Ability to interpret market research and convert it into targeting logic. Strong analytical skills with the ability to optimize performance and document insights. Experience in real estate or similar performance driven environments is a strong advantage. Familiarity with CRMs, landing page builders, and marketing automation tools.
