We are currently looking for a Design Manager for a new build hotel in Dubai. This is a secondment position into the design consultancy, where you are expected to manage and lead a young design team to complete this project. Currently it is in Pre-concept stage, so we need someone who has a heavy design background from pre-concept to schematic.
Job Scope:
  • Assess the existing Pre-Concept Design documents against the Project Brief, Project Budget, and Project Programme, identifying any anomalies, over-designed components, functionality issues or inefficiencies.
  • Analyse the incumbent list of consultants currently making up the Project Team, identifying any design discipline gaps and proactively assist the Lead Architect to engage and coordinate missing Sub-Consultants.
  • Establish a detailed design programme to ensure the timely delivery of information between consultants and to align with the Contractor Procurement Strategy and Schedule.
  • Establish a Pre-Contract Soft Cost Cashflow Expenditure Schedule with all Consultant Fees spread across the Pre-Contract Stages, including previous phases.
  • Perform regular Design Reviews of all design drawings against the Project Brief, Project Budget, and Operator Brand Standards (as they become available).
  • Coordinate the Design Drawing stages with the Client’s appointed Cost Consultant (or Contractor's Estimation Team) to allow an accurate assessment of Cost Expenditure against the Project Budget.
  • Establish, coordinate, run, manage, and resolve Value Engineering workshops to drive value through appropriate design detailing, material selection and ease of construction, rather than simply cost cutting.
  • Establish an Authority Approval Process Chart and Tracking Schedule, managing the Design to prepare, collate and submit required approvals packages in line with the Project Programme.
  • Represent the Client with key Authority Approval Governmental bodies, Utilities providers, Environmental Agencies, and the like to ensure inclusion of these approval bodies in the design decision making which will lead to faster approval processes.
  • Manage, monitor and report on the performance of the Consultants and take reasonable actions to require the Consultants to act in the best interests of Client. Take reasonable actions to administer the performance and discharge by the Consultants of their respective written agreements or contractual obligations to Client.
  • Certify that the various Consultants have achieved their suggested stages of completion and certify payments in regards these milestones.
  • Review and scope issues, variations or extensions of time which may lead to monetary claims by the Consultant team and negotiate on behalf of the Client resulting in a validated recommendation on how to resolve any issues.
  • Monitor the compliance of the Project Team with the terms of the Appointments and use reasonable endeavours to cause the Project Team to comply with the terms of the Appointments.
  • Advise Client and obtain the approval of Client in relation to the termination of any of the Appointments.
Requirements:
  • An Architectural degree.
  • 5-10 years hotel design experience (not post-contract).
  • Must have worked on at least 3 – 4 hotel projects as a designer. The projects are in Pre-Concept stage, so need front end Concept / Scheme Design experience.
  • Must understand Hotel design fundamentals. Needs to know how FOH and BOH circulation works, typical room matrices, typical room sizes, typical facilities, etc.
  • Must have a good understanding of Consultant Engagement, Management, Deliverables Management, Invoice Tracking against scope, etc.
  • Must understand procurement and the collation of different design packages and what goes into them (i.e.. Piling / Enabling, overall Main Works, ID Fitout, External Works, etc.
  • Revit experience is a must.
