Duties and Responsibilities of a Construction Manager

Project Management:

Ensure customer expectations for quality, schedule, and budget are met.

Technical Assistance:

Provide interpretation of drawings, recommend construction methods and equipment.

Production Oversight:

Ensure projects are completed satisfactorily, on time, and within budget.

Scheduling & Coordination:

Manage design and construction processes, including hiring and oversight of specialty trade contractors.

Contractor Selection:

Oversee the selection of general and trade contractors for various project components.

Project Procedures:

Assist in developing and implementing project standards and working documents.

Problem Resolution:

Address complex issues between internal and external organizations and manage employee performance.

Regulatory Compliance:

Obtain necessary permits and ensure adherence to building codes, safety regulations, and insurance requirements.

Safety & Compliance:

Ensure onsite personnel follow project procedures, safety programs, and work rules.

Resource Management:

Optimize the use of materials, equipment, and labor for contractual performance.

Construction Supervision:

Oversee total construction efforts to ensure adherence to design, budget, and schedule.

Schedule Monitoring:

Identify trends and take proactive measures to maintain progress.

Subcontractor Management:

Ensure quality and timely completion of subcontracted work.

QA/QC Standards:

Ensure compliance with quality standards and acceptance criteria.

Safety Objectives:

Maintain company safety standards at all operational levels.

Procurement Coordination:

Work with procurement teams to provide schedule and technical requirements for materials.

Reporting:

Provide routine updates on contractor activities and urgent issues.

Workplace Relations:

Foster professionalism and harmonious working relationships on-site.

Resource Development:

Optimize human and material resources for productivity.

Supervisor Meetings:

Hold regular meetings with front-line supervisors to track progress and address challenges.

Mobilization Planning:

Ensure timely availability and mobilization of manpower, equipment, and plants.

Productivity Monitoring:

Establish procedures to improve labor efficiency and reduce costs.

Subcontractor Development:

Support the growth of new and existing subcontractors.

Pricing & Negotiation:

Assist with material/labor pricing and subcontract negotiations.

Insurance Compliance:

Verify liability and workers' compensation insurance is maintained.
