Operate, maintain, and service all types of chillers including water-cooled, air-cooled, screw, and centrifugal chillers.
Perform routine preventive maintenance tasks such as checking refrigerant levels, cleaning condenser and evaporator coils, and monitoring water flow.
Inspect and service associated components like pumps, cooling towers, valves, sensors, and control systems.
2. Troubleshooting & Repair
Diagnose mechanical and electrical faults in chillers and associated systems.
Repair or replace defective components such as compressors, motors, pumps, valves, sensors, and controllers.
Perform vibration analysis, alignment, and lubrication of moving parts to ensure smooth operation.
3. System Monitoring & Optimization
Monitor chiller operating parameters: suction/discharge pressure, temperatures, flow rates, and power consumption.
Adjust settings for optimum efficiency and energy savings.
Identify and report performance issues, including abnormal noises, leaks, or inefficiencies.
4. Preventive Maintenance
Conduct scheduled preventive maintenance as per manufacturer and company standards.
Carry out inspections of chilled water systems, condensers, evaporators, and auxiliary equipment.
Maintain logs of maintenance activities, refrigerant usage, and system performance.
5. Safety & Compliance
Follow all safety procedures, including lockout-tagout (LOTO), use of PPE, and safe handling of refrigerants.
Ensure compliance with local regulations, manufacturer guidelines, and FM safety standards.
Report unsafe conditions, refrigerant leaks, or system hazards immediately.
6. Coordination & Support
Coordinate with other FM teams (Electrical, HVAC, Plumbing, Civil) for integrated maintenance work.
Assist Facility Engineers and Supervisors in inspections, audits, and client visits.
Provide guidance or support to junior technicians during maintenance and repair tasks.
7. Documentation & Reporting
Maintain daily logs, service records, maintenance checklists, and job completion reports.
Record any abnormal conditions, component replacements, or system upgrades.
8. Emergency & On-Call Support
Respond promptly to breakdowns or urgent chiller issues to minimize downtime.
Provide after-hours or on-call support as per FM duty roster.
Ensure rapid restoration of chilled water supply for critical systems like AHUs and FCUs.
9. Energy Efficiency & System Improvement
Recommend energy-saving measures and efficiency improvements for chiller plants.
Support installation or retrofitting of variable frequency drives (VFDs), sensors, and automation systems.
Participate in periodic system performance reviews and optimization programs.
