is responsible for performing skilled carpentry work with a focus on gypsum board installations, partition works, ceiling repairs, and drywall finishing within a residential building. This role ensures that both functional and decorative carpentry standards are maintained across common areas and apartments, contributing to the aesthetic appeal and structural integrity of the facility.
Key Responsibilities:
1. Common Areas Maintenance
Install, repair, and maintain gypsum/drywall partitions, ceilings, and bulkheads in lobbies, corridors, stairwells, and other shared areas.
Perform finishing work including joint taping, sanding, and touch-up of cracks and joints.
Inspect and repair ceiling tiles, panels, and frames in common areas.
Assist with installation of access panels, decorative mouldings, and wall panels as required.
Coordinate with painters and electricians for integrated ceiling and wall projects.
2. Apartment / Unit Maintenance
Repair or replace damaged gypsum boards, partitions, or ceilings inside individual apartments.
Perform interior finishing works such as wall panel adjustments, cornice fittings, and minor woodwork as needed.
Support maintenance and renovation during tenant move-ins and move-outs.
Address resident requests involving drywall repairs, cabinet adjustments, or minor carpentry modifications.
3. Preventive Maintenance & Reporting
Follow scheduled maintenance programs for periodic inspection and repair of gypsum and wooden fixtures.
Maintain accurate documentation of work completed, materials used, and maintenance requests.
Report any structural issues, leaks, or damages that may affect walls, ceilings, or partitions.
4. Safety & Compliance
Ensure safe use of carpentry tools and equipment.
Adhere to company and industry safety standards, including PPE use and proper handling of materials.
Secure work areas to prevent hazards to residents and coworkers.
Ensure all gypsum and carpentry works comply with building codes and fire safety regulations.
5. Emergency Support
Respond to emergency work orders such as ceiling collapses, broken partitions, or urgent carpentry fixes.
Coordinate with the maintenance team and service providers for immediate repair actions.
Qualifications:
ITI or Diploma in Carpentry, Civil, or a related trade preferred.
Minimum 3-5 years of experience in gypsum/drywall carpentry within residential or commercial buildings.
Strong knowledge of gypsum systems (drywall, ceilings, partitions) and installation techniques.
Ability to read and interpret construction drawings and specifications.
Skilled in using carpentry tools, including cutting, measuring, and fastening tools.
Experience with ceiling grid systems, metal studs, and joint finishing.
Good communication and teamwork skills.
Flexibility to work shifts, weekends, or handle emergency call-outs when required.
Physical Requirements:
Ability to lift and carry tools, gypsum boards, and construction materials.
Comfortable working at heights, on scaffolding or ladders.
Able to stand, bend, and kneel for extended periods.
Capable of working in dusty, noisy, or confined areas when required.
