BMS OPERATOR (Building Management System Operator)
Job Title: BMS Operator
Department: Facilities Management / MEP
Reports To: BMS Engineer / Facilities Manager
Overall Purpose of the Role:
The BMS Operator is responsible for the 24/7 monitoring, control, and efficient operation of the Building Management System (BMS) and other integrated systems. The role is critical for maintaining optimal building performance, ensuring occupant comfort, and minimizing energy consumption through the centralized management of MEP services.
Key Responsibilities:
System Monitoring & Operation:

• Continuously monitor the BMS for alarms, faults, and performance deviations across all connected systems (HVAC, Lighting, Power, Fire Alarm, Access Control, etc.).
• Operate and adjust BMS setpoints (e.g., temperature, humidity, pressure, schedules) to maintain design conditions and optimize energy usage.
• Acknowledge, log, and respond to all BMS alarms in a timely manner, following established escalation procedures.

Maintenance & Troubleshooting:

• Perform first-line diagnostics and troubleshooting of BMS-related issues.
• Liaise with and provide clear instructions to mechanical and electrical technicians for fault rectification.
• Assist the BMS Engineer in implementing software updates, patches, and system modifications.
• Maintain a detailed log of all system interventions, faults, and corrective actions taken.

Performance Optimization:

• Generate and analyze daily and weekly system performance reports (e.g., energy consumption, runtimes, alarm trends).
• Identify opportunities for improving system efficiency and reducing operational costs.
• Implement and monitor seasonal and occupancy-based control strategies.

Documentation & Compliance:

• Maintain accurate and up-to-date records of BMS graphics, points lists, and network architecture.
• Ensure all operational activities comply with the facility's SOPs and environmental/energy policies.
• Participate in the development and updating of BMS operational procedures.

Coordination & Communication:

• Act as the central point of communication for all building control issues during the shift.
• Coordinate with the security and facilities management teams during normal and emergency operations.
• Provide training and guidance to new team members on BMS operations.

Qualifications, Skills & Experience:

• Diploma or certification in Mechanical/Electrical Engineering, Electronics, or Building Automation.
• Minimum of 3-5 years of hands-on experience operating and troubleshooting BMS/BA systems (e.g., Siemens Desigo, Johnson Controls Metasys, Schneider Electric EcoStruxure, Honeywell EBI).
• Strong understanding of HVAC principles, control sequences, and electrical systems.
• Proficient in reading control schematics, wiring diagrams, and sequence of operations (SOO).
• Excellent analytical and problem-solving skills with a high level of attention to detail.
• Ability to work effectively in a fast-paced, 24/7 shift environment.
• Strong communication skills for effective interaction with technical and non-technical staff.
