BMS Operator
Job Summary:
The Building Management System (BMS) Operator monitors and controls a building's mechanical and electrical equipment--such as HVAC, lighting, and power systems--through a centralized computer system. The goal is to ensure optimal performance, energy efficiency, and occupant comfort.
Key Responsibilities:
- Monitor the BMS for alarms, faults, and system performance deviations.
- Respond to alarms by dispatching technicians or performing first-line troubleshooting via the system.
- Adjust setpoints for HVAC and other systems to optimize energy usage while maintaining comfort standards.
- Generate daily and weekly reports on energy consumption, system performance, and alarm history.
- Perform basic system programming and point additions under the guidance of a BMS Engineer.
- Maintain a log of all operator activities and system interventions.
- Coordinate with maintenance teams to provide system data for troubleshooting.
- Diploma or certification in Electrical, Mechanical, Electronics Engineering, or Building Automation.
- Previous experience operating a BMS (e.g., Siemens Desigo, Johnson Controls Metasys, Honeywell EBI, Schneider Electric EcoStruxure).
- Basic understanding of HVAC, electrical, and mechanical systems.
- Strong computer skills and the ability to navigate complex software interfaces.
- Analytical mind with strong problem-solving and attention to detail.
