Job Description
Job Title: Assistant Vice President (AVP) \xe2\x80\x93 Investment
Objective: Performs intermediate to advanced level analytical, financial and operational activities related to proposed deals and to existing investments. Assists the head of the departments in sourcing, evaluating, structuring, negotiating, closing, monitoring and exiting investments.
Key Responsibilities
- Shows active involvement in all facets of the investment cycle including sourcing transactions, executing deals in process, working with existing investments personnel to create value, and assisting with portfolio company exits.
- Assumes responsibility for all aspects of the origination, analysis and execution of investments.
- Instigates deal opportunities. Undertake a rigorous review of the target investment, including legal, financial, environmental, management, commercial and market due diligence.
- Contributes to the investment analysis, bringing to the table knowledge of the real estate sub sector / geography and experience in developing businesses.
- Makes recommendations suggesting appropriate actions and credit strategy, including the restructuring of covenants and other debt terms where required.
- Oversees completion and funding of the transaction and post completion handover.
- Conducts regular analysis of financial and qualitative information from current investments to assess their performance relative to the original business plan.
- Assumes responsibility for many important deal execution functions and regularly / effectively interact and work with senior management teams.
- Combines financial knowledge with real estate experience preferably all real estate sub-sectors during post-acquisition.
- Contributes to the improvement of top line/bottom line growth of existing investments.
- Supports the head of the department in all aspects of the deal cycle with particular focus on providing timely deliverables with full accountability on investment pitches and presentations as well as valuation models.
- Assists the line manager in monitoring and refinement of asset business plans and determination of buy/sell/hold recommendations and execution.
- Coordinates the preparation of all requisite legal documentation required through all phases of the investment process.
- Maintains awareness and knowledge of standard and contemporary business development theories, models and methods, and provides suitable interpretation within the organization.
- Maintains and updates the knowledge of the principles and practices of real property appraisal work and of acquiring property; International, and local laws and regulations related to property/Investment management practices.
- Develops, reviews and prepares recommendations for changes in the investment policies due to changing market conditions.
- Develops and maintains relationships with sales and leasing brokers, owners, potential Joint Venture partners, investment banks, lenders, consultants, financial institutions & investors, property managers, etc.
Managerial Responsibilities:
- Assists the department head in conveying organizational strategy to the team, setting department and individual targets and providing direction to achieve goals
- Evaluates performance of team members, provides feedback on an ongoing basis, identifies development needs and coaches them to ensure ongoing capability development
- Identifies training needs and organizes trainings on various aspects on which the role holder has responsibilities and mentors all other subordinating team members as required
Candidate Profile:
- Requirement open for Arab nationals.
- Bachelor\xe2\x80\x99s Degree in Finance. Economics, Marketing or Business Management.
- MBA degree from a reputable business school or CFA is a must.
- 6+ years of experience.
- AVP level experience gained amongst a leading investment banking, private equity management consulting and/or highly relevant blue chip Real Estate company in the MENA region
- Advanced Excel and PowerPoint skills with experience creating and manipulating advanced financial models specifically for Real Estate investments
- Advanced knowledge of valuation concepts like NPV, IRR and various valuation techniques like Discounted Cash Flows Method, Price Earnings Method, etc.
- Exposure to M&A, portfolio theory and portfolio optimization concepts.
