Diploma/Degree in High school or degree in technical/Engineering school or degree in facility management
Good knowledge of building system HVAC, Electrical, Mechanical, plumbing, firefighting equipment Civil, Health and Safety
Excellent Knowledge in Specification of Civil & MEP Equipment & Materials and Project/Renovation Works
Excellent skills in leadership, planning, problem solving.
Strong communication and interpersonal skills.
Duties & Responsibilities:
Supervise a team of Site Engineers, Supervisors, Coordinators and technical staff working under renovation of apartments and common area
Plan and oversee renovations and upgradation inside the apartments, common area and public facilities
Coordinate and assist the engineer to ensure the timely completion of upgradation and renovation work in the common area and public facilities
Inspect Common area and Renovation works regularly to ensure it meets all safety standards
Coordinate with Leasing and renewal department to confirm and meet the hand over date of the apartments
Coordinate and assist leasing staff to provide necessary information if required on booked apartments
Attending the meeting with engineers, arranging the inspection in the common area and public facilities to ensure the area is well maintained
Act fast to resolve emergency issues any third-party failures e.g: water samples for chiller, potable water, and swimming pool water, elevators, Fire and safety equipment.
Find ways to reduce operating costs and conserve energy
Coordinate with purchasing office, contractors and service providers to get work completed.
Maintain budgets, expenses and activity logs in the common area
Prepare and submit monthly report to Facilities manager
Check Budget, plans, drawings and quantities for accuracy of calculations
Ensure that all materials used and work performed are in accordance with the specifications
Agree a price for materials and make cost-effective solutions and proposals for the intended project
Arrange meeting with supervisor, supplier and contractors, line staff as and when need arise
Liaise with the local authority and to ensure compliance regulations and by-laws
Communicate with Supervisor and related department for any major activity planned in the common area and public facilities in any of the LT buildings
Day-to-day management of the site, including supervising and monitoring daily activity
Plan the work and efficiently organize in order to meet agreed deadlines
Oversee quality control and health and safety matters on site
Prepare plans and reports as required
To coordinate with supplier, MEP contractors, purchasing office to get quote/LPO/invoicing to carry out the work.
Should be able to handle and deliver under pressure and exercise good judgement.
