Job Description

Job Purpose: The job holder will be responsible for the planning & execution of various Retail design concepts/ formats on time and to budget, and high-quality standards are maintained throughout the store lifecycle. The job holder will also be responsible for ensuring cost control requirements for audit compliance and following protocols according to local codes, regulations, and company standards.

Minimum Requirements: -

\xc3\xbc 6-8 years of work experience as a Project Architect / Manager

\xc3\xbc Specific exposure to retail interiors fit out design and execution.

\xc3\xbc Bachelor\xe2\x80\x99s degree in architecture/ Civil Engineering with ability to read technical drawings, understanding of engineering terminology, basic Drafting skills and Project Management Skill

\xc3\xbc Post Graduate Diploma in Advance Construction Management

\xc3\xbc Knowledge of Revit, AutoCAD, MS Office, and MS Project

\xc3\xbc Certification in Project Management is preferable.

Project Execution
  • Pre- Execution Stage:
  • Conduct site surveys and Due Diligence reports for new projects.
  • Prepare BOQ & Tender Documentation in consultation with Design Division and Consultants
  • Ensure clear inclusions and exclusions of scope and scale, terms, and conditions as per the project requirements.
  • Share project brief, timelines, Phasing information with all the stake holders in LMG & external suppliers.
  • Plan store renovations, relayouting, rezoning of the existing stores in-line with Ops team and obtain necessary permission well in advance for error-free retail executions
  • Float Tenders and arrange negotiations between bidders and Finance team as per guidelines.
  • Oversee technical and commercial evaluation of vendors; including legal Purchase Orders raise through the system and award of the job to successful bidders / vendors.
  • Execution Stage:
  • Oversee and ensure flawless execution of all Civil & MEP interior works, Shop fittings, and all design & technical elements of store design.
  • Collaborate and coordinate with Mall landlords, contractors, CP projects team, MEP planners and other stakeholders.
  • Ensure quality control on deliverables as per contractual terms with focus on cost and durability.
  • Post Execution Stage:
o Check Bills, JMS and sign-off completion certificate required to arrange payments.

o Prepare handover manuals and Installation manuals for Territories for consistency in details and execution.

o Prepare documentation for compliance as per Audit requirements.
  • Prepare follow up plans for any kind of installation as necessary.
Project Management and Maintenance

o Coordinate on all project executions and delivery issues with the team of fellow Architects, project coordinators & CP Projects team as per the guidelines of the Senior Architect / Senior Projects Manager

o Prepare & weekly Publish necessry status reports and Gant charts as per projects requirements.

o Create and maintain procedures, instruction manuals and technical notes.

o Ensure optimum Quality Control by adherence to high quality standards to strive for low-snags and timely snags rectification.

o Ensure optimum Cost Control during project execution.

o Track Project Budget spends and Purchase Orders periodically.

o Submit monthly project progress, budget, and cost reports for all projects.

o Manage store closures & Handovers to Malls as per agreed terms with malls.

Audit Compliance

o Custodian for materials in warehouse. Document and update the records with Maintenance team and Project coordinator.

o Ensure adherence to all defined Standard Operating Procedures (SOPs) through project execution.

o Maintain documentation for all processes as per set list for Audit compliance including but not limited to Increased Budget, Extra Item Approval, Single Vendor Approval, Payment Requisition etc.

People Management

o Develop and mentor subordinates to move to the next higher level of job through career planning

o Ensure compliance to Company policies and values

Skills and Capabilities

o Ability to manage multiple projects/ sites simultaneously, all at different stages of delivery (design, tendering, site supervision, etc.)

o Knowledge of MS Office and Project Management Software like MS Project. BIM 360 will be an advantage.

o Strong eye for detail
