Job Description

Role Objective:

To coordinate day-to-day technical operations, including inspections, verification of service provider performance, and technical documentation, while providing support for tendering, procurement, and CRM/ERP processes for Company-managed associations.

Technical Responsibilities:

Prepare SoW specifications and tender documentation for asset maintenance and operational requirements. Prepare routine maintenance schedules and checklists in coordination with contractors. Manage daily operations and workload for the maintenance team to ensure effective and efficient service delivery, including planning and resourcing PPM and maintenance shutdowns. Oversee procurement processes for required materials and ensure the most competitive quotations are obtained through the Company's procurement procedures. Identify and analyze potential issues within existing mechanical and electrical systems and recommend solutions. Oversee the installation, operation, and maintenance of assets to ensure equipment is installed and functioning as per specifications. Review and interpret blueprints, technical drawings, schematics, and reports submitted by contractors. Specify system components or direct modifications to ensure conformity with engineering designs and performance requirements.

Educational Qualifications

Diploma or Bachelor's degree in Engineering, Facilities Management, or a related technical field.

Experience

3-5 years of experience in technical coordination, facilities management, or building maintenance. Experience working with CRM/CAFM/ERP systems; MS Dynamics 365 is an advantage. Strong understanding of PPM, corrective maintenance processes, and contractor performance monitoring. Strong communication and coordination skills when working with internal teams, contractors, and residents. Proficiency in Microsoft Office applications (Word, Excel, Outlook, PowerPoint). Knowledge of the real estate industry and tower infrastructure. Strong computer literacy and proficiency in MS Office applications. Solid technical background in mechanical, electrical, and pneumatic systems.
