The Shopping Center Operations Manager is responsible for managing the day-to-day operational activities of the shopping center. To ensure smooth unit handovers to tenants, controls the fit-out process, maintains the overall look and feel of the shopping center, and ensures all tenants comply with approved designs, regulations, and operational standards.
Key Responsibilities
Unit Handover & Tenant Coordination
Manage the handover of retail units for tenants in line with approved schedules.
Ensure units are handed over in the correct condition (shell & core or as agreed).
Coordinate access for tenants during fit-out and operation phases.
Fit-Out Management
Coordinate and issue fit-out guidelines for tenants.
Review and track shop drawings and fit-out submissions.
Follow up on the fit-out process to ensure work is completed on time.
Ensure all fit-out work comply with approved designs, safety rules, and shopping center standards.
Design, Look & Feel Control
Ensure shops maintain the approved look and feel of the shopping center at all times.
Monitor shop facades, signage, and front displays to meet shopping center design standards.
Coordinate with tenants to correct any non-compliant designs or finishes.
Tenant Documentation
Control Collect, review, and maintain tenant documents such as:
Trade licenses
Insurance certificates
Fit-out approvals
Work permits
Ensure all documents are valid and up to date before allowing operation.
Permits & Access Management
Manage work permits for fit-out, maintenance, and special work.
Control tenant moving-in and moving-out processes.
Coordinate access timing to avoid disruption to shopping center operations.
Tenant Operations & SOP Compliance
Ensure tenants comply with shopping center operational SOPs.
Coordinate opening readiness checks before store launch.
Handle tenant operational issues and coordinate solutions with relevant teams.
General Operations Support
Handel FM operation including soft & hard services.
Coordinate with leasing, marketing, security, cleaning, and maintenance teams.
Conduct regular inspections to ensure operational standards are maintained.
Support management in improving tenant experience and shopping center performance.
Skills & Qualifications
Experience in shopping center or retail operations.
Strong coordination and communication skills.
Good understanding of fit-out processes and retail design standards.
Organized, detail-oriented, and able to manage multiple tenants at once.
Ability to enforce rules while maintaining good tenant relationships.
